THIS LEASE AGREEMENT ("Agreement") is made and entered into by and between the Rutherford Family Trust dated March 3, 1986 ("Lessor"), and ICELAND AMERICA ENERGY, INC, a California corporation, located at 707 Wilshire Blvd, Suite 4500, Los Angeles, CA 90017 ("Lessee"). Lessor and Lessee are hereinafter sometimes referred to as the "," or collectively as the "Parties." The Effective Date of this Agreement shall be June 13, 2008.
