THIS OFFICE LEASE AGREEMENT (the “Lease”) is made and entered into as of December 29, 2004, by and between, CA-GATEWAY OFFICE LIMITED PARTNERSHIP, a Delaware limited partnership (“Landlord”) and AUDIOCODES, INC., a Delaware corporation (“Tenant”).
