THIS SALES AGREEMENT AND JOINT ESCROW INSTRUCTIONS (this "Agreement") is made as of January 24, 2006, by and between Larry L Thomsen and Susan Thomsen, (hereinafter "Seller") and Land Strategies, LLC, or assigns ("Buyer").
