THIS OFFICE LEASE AGREEMENT (the “Lease”) is made and entered into as of the 1st day of January, 2004, by and between EOP OPERATING LIMITED PARTNERSHIP, a Delaware limited partnership (“Landlord”) and COINSTAR, INC., a Delaware corporation (“Tenant”).
