THIS OFFICE LEASE AGREEMENT (the “Lease”) is made and entered into as of the 12th day of January, 2004, by and between CA-METRO PLAZA LIMITED PARTNERSHIP, a Delaware limited partnership (“Landlord”) and CAPTIVA SOFTWARE CORPORATION, a Delaware corporation (“Tenant”).
