THIS OFFICE LEASE AGREEMENT (the “Lease”) is made and entered into as of the 22nd day of April, 2005, by and between CA-EMERYVILLE PROPERTIES LIMITED PARTNERSHIP, a Delaware limited partnership (“Landlord”) and NEUROBIOLOGICAL TECHNOLOGIES, INC., a Delaware corporation (“Tenant”). This Project Contract is entered into between Neurobiological Technologies, Inc. (“NTI”) and ICON Clinical Research, L.
