LOAN STRUCTURE. This Commercial Loan Agreement (Agreement) contemplates a single advance term Loan in the amount of $4,500,000.00 from Union Bank & Trust Company (hereinafter “Lender”), to Borrower. Borrower may prepay either Loan under the following terms and conditions (any partial prepayment will not excuse any later scheduled payments until the Loan is paid in full): A prepayment penalty equaling 3% of the outstanding principal balance at the time of prepayment will be assessed if payment is made before the original scheduled maturity date through refinancing with another lender.
