THIS OFFICE LEASE AGREEMENT (the “Lease”) is made and entered into as of December 28, 2006, by and between CA-SKYPORT I LIMITED PARTNERSHIP, a Delaware limited partnership (“Landlord”) and MAGMA DESIGN AUTOMATION, INC., a Delaware corporation (“Tenant”).
