In consideration for the option, Lessee agrees to compensate the Lessor for the carrying costs of the land and the initial improvements associated with BF4 and the Welcome Center plus a 5% fee on the land and improvements. The carrying costs will be pro-rated to any executed option date. Should the Lessee elect not to execute Options #1 or #2 by the end of the Option Period the Lessee will pay a Termination Fee equal to 50% of Lessors cost in improving the property for BF4 and/or the Welcome Center.
