(the “Counterparty”) on the Trade Date specified below (the “Transaction”). This letter agreement constitutes a “Confirmation” as referred to in the ISDA 2002 Master Agreement specified below.

Broadstone Net Lease, Inc., a Maryland corporation (the “Company”), and Broadstone Net Lease, LLC, a New York limited liability company (the “Operating Partnership,” and, together with the Company, the “Transaction Parties”), and Goldman Sachs & Co. LLC (“Goldman Sachs”), Bank of Montreal (“BMO”), JPMorgan Chase Bank, National Association (“JPM”), and Truist Bank (“Truist”) as Forward Purchasers (as defined below), and Goldman Sachs, BMO Capital Markets Corp., J.P.
