This Fourth Amended and Restated Advisory Agreement (the “Agreement”) is made as of December 1, 2022 (the “Effective Date”), by and between FS CREDIT REAL ESTATE INCOME TRUST, INC., a Maryland corporation (the “Company”), and FS REAL ESTATE ADVISOR, LLC, a Delaware limited liability company (the “Adviser”). This Agreement amends and restates in its entirety the Third Amended and Restated Advisory Agreement dated December 15, 2021, between the Company and the Adviser. Capitalized terms used herein shall have the meanings ascribed to them in Section 1 below.

THIS SECOND AMENDED AND RESTATED EXPENSE LIMITATION AGREEMENT (“Expense Limitation Agreement”) is made as of December 1, 2022, by and among FS Credit Real Estate Income Trust, Inc., a Maryland corporation (the “Company”), FS Real Estate Advisor, LLC, a Delaware limited liability company (the “Adviser”), and Rialto Capital Management LLC, a Delaware limited liability company (the “Sub-Adviser”). This Expense Limitation Agreement amends and restates in its entirety the Amended and Restated Expense Limitation Agreement dated August 17, 2018, by and among the Company, the Adviser and the Sub-Adviser.

This Class I Restricted Stock Unit Agreement (the “Agreement”) is made on the date set forth above in accordance with Section 8(c) of the Fourth Amended and Restated Advisory Agreement between FS Credit Real Estate Income Trust, Inc. (the “Company”) and FS Real Estate Advisor, LLC (the “Adviser”), effective as of December 1, 2022 (as amended, the “Advisory Agreement”). Capitalized terms used but not defined herein have the meanings given to such terms in the Advisory Agreement.
