This NON-RECOURSE GUARANTY (“Guaranty”) is executed as of April 19, 2006, by MAGUIRE PROPERTIES, L.P., a Maryland limited partnership, having an address at 333 South Grand Avenue, Suite 400, Los Angeles, California 90071 (whether one or more collectively referred to as “Guarantor”), for the benefit of GREENWICH CAPITAL FINANCIAL PRODUCTS, INC., a Delaware corporation, having its principal office at 600 Steamboat Road, Greenwich, Connecticut 06830 (“Lender”).
