THIS PURCHASE AND SALE AGREEMENT (this "Agreement") is made as of August 31, 2018 (the "Effective Date") by and between AEI NET LEASE INCOME & GROWTH FUND XX LIMITED PARTNERSHIP, a Minnesota limited partnership ("Seller") and L.A.E. PROPERTIES, INC., a Minnesota corporation ("Buyer"). Seller desires to sell and Buyer desires to purchase all of Seller's right, title and interest in the real property legally described on Exhibit "A" attached hereto (the "Property").
