This Loan and Security Agreement (as it may be amended, this "Agreement") is entered into on April 21, 2008 by and between Renewal Plantations, Inc., a Delaware corporation (the "Borrower"), whose principal office is located at 1818 North Farwell Avenue, Milwaukee, WI ("Borrower’s Address"), and Phoenix Investors, LLC., a corporation, whose principal office is located at 1818 North Farwell Avenue, Milwaukee, WI (the “Lender”). The Schedules to this Agreement are an integral part of this Agreement and are incorporated herein by reference. Terms used, but not defined elsewhere, in this Agreement are defined in Schedule A.
