PEERY, Trustee, or his Successor Trustee, UTA dated 7/20/77 (RICHARD T. PEERY SEPARATE PROPERTY TRUST) as amended, hereinafter called Landlord, and WAFERGEN, INC., a Delaware corporation, hereinafter called Tenant.
