the Mortgage Loan documents. If, at any time, a tenant fails to provide such coverage which satisfies the requirements as set forth in the Mortgage Loan documents, the Borrower will be required to obtain and maintain, at its sole cost and expense, such coverage as will be necessary to bring the insurance for such Mortgaged Property into full compliance with all of the terms and conditions of the Mortgage Loan documents. With respect to the Mortgaged Property located at 5959 West Century Boulevard, the lender has agreed to accept the tenant’s insurance from Starr Surplus Lines Insurance Company which is not rated by S&P, Moody’s or Fitch and is rated “A XV” by AM Best to satisfy the builder’s risk property coverage required under the Mortgage Loan documents.
