THIS INSTRUMENT IS A LEASE (including all exhibits, the “Lease”), dated as of December 30, 2020 by and between Prospect Fifth Ave, LLC, a Massachusetts limited liability company, as (“Landlord”), and Ardelyx, Inc. a Delaware corporation, as (“Tenant”), which relates to space in the building known as 400 Fifth Avenue (the “Building”) located in Waltham, Massachusetts.
