In the event that, subject to Excused Delays, the Project Improvements are not Substantially Completed by the date which is 180 days after the Scheduled Substantial Completion Date (the "Second Delayed Scheduled Substantial Completion Date"), then, in addition to the abatement of Base Rent under the immediately preceding sentence, all Base Rent hereunder shall ▇▇▇▇▇ for one additional day for each day from the Second Delayed Scheduled Substantial Completion Date to the Actual Substantial Completion Date.
