Alternate Rent definition

Alternate Rent means, for any period for which Alternate Rent is payable pursuant to the terms hereof, the lesser of (i) seven and one-half percent (7.5%) of Tenant’s Gross Sales during the applicable period or (ii) the Base Rent otherwise due with respect to the applicable period. No Additional Rent, except for Tenant’s Pro Rata Share of Real Estate Taxes, shall be payable during any such period.
Alternate Rent means the compensation to be paid by User to City for use of Light Poles as provided in this Addendum.
Alternate Rent as defined in Section 3.4 of the Ground Lease.

Examples of Alternate Rent in a sentence

  • There shall be no refunds of Alternate Rent paid due to the termination or expiration of the License for any reason.

  • At Landlord's sole discretion, at any time and from time to time during the term of this Lease upon written notice to Tenant, Landlord may elect that instead of using the aforesaid formula to calculate Annual Base Rent, Annual Base Rent shall be the number of square feet of space in the Demised Premises times the "Alternate Rent" as hereinafter defined.

  • The Alternate Rent shall be the annual fair market rental value per square foot for the Demised Premises in their "as is" condition for the remaining Lease Term as reasonably determined by Landlord based on quoted rental rates at comparable office buildings in the Gaithersburg, Maryland area.

  • Until the FCC Declaratory Ruling (FCC 18-133) becomes effective, or automatically in the event the relevant provisions of the FCC Declaratory Ruling cease to be effective, (for example, because they are stayed after having gone into effect, or they are vacated or invalidated and have not been replaced by the FCC with an alternative provision setting a specific amount as Rent), the Company shall pay Alternate Rent as described in this paragraph following written notice from the City.

  • Effective on January 1 of the first year following year of execution of the Addendum and continuing annually thereafter during the Term, the Rent and Alternate Rent shall be increased by the percentage increase in the most recently published Consumer Price Index – All Urban Consumers (Los Angeles-Long Beach-Anaheim (“CPI-U”) compared to the CPI-U published twelve (12) months earlier.

  • The first payment of Alternate Rent shall be paid on the Rent Commencement Date.

  • In the event the relevant provisions of the FCC Declaratory Ruling cease to be effective, (for example, because they are stayed after having gone into effect, or they are vacated or invalidated and have not been replaced by the FCC with an alternative provision setting a specific amount as Rent), the Licensee shall automatically be obligated to pay Alternate Rent as described in this paragraph and paragraph 5.2.5, if applicable.

  • Every payment of Alternate Rent, after the first payment, shall be due and payable in advance on January 1 of each calendar year throughout the term of each such Site License Addendum.

  • If Tenant elects to open for business in the Premises prior to the satisfaction of the Commencement Date Conditions, then in lieu of the Base Rent otherwise payable by Tenant hereunder, Tenant shall pay Alternate Rent to Landlord in accordance with Section 4.6 below.

  • At Manor Care's sole discretion, at any time and from time to time during the term of this Sublease upon written notice to Subtenant, Manor Care may elect that instead of using the aforesaid formula to calculate Annual Base Rent, Annual Base Rent shall be the number of square feet of space in the Demised Premises times the "Alternate Rent" as hereinafter defined.
