Annual Utility Expense definition
Annual Utility Expense means for a given calendar year the costs paid by Landlord during such year for utilities used by but not separately metered to tenants of the Building. Utilities not separately metered to tenants of the Building include, but are not necessarily limited to, electricity, sprinkler monitoring fees, water, and sanitary sewer service. The Annual Utility Expense shall not include the cost of any utility service that is separately metered to any individual tenant in the Building.
