ASSIGNMENT BY LANDLORD. Landlord shall have the right to assign its rights under this lease but Landlord shall have no such right of assignment until 3 months after the Commencement Date provided nothing herein shall prohibit Landlord's assignment of this lease as security in connection with a first mortgage loan from a financial institution or institutional lender.
