The proceeds of rental interruption insurance shall be used to pay Base Rental Payments.
The proceeds of any insurance (other than rental interruption insurance), received in respect of destruction of or damage to any portion of the Leased Premises by fire or other casualty or event, not applied to repairing or replacing such damaged or destroyed property, shall forthwith be applied to the prepayment of the Principal Component of Base Rental Payments outstanding.
The Sublessee shall have the right during the Sublease Term to make any additions or improvements to the Leased Premises, to attach fixtures, structures or signs, and to affix any personal property to the Leased Premises, so long as the fair rental value of the Leased Premises is not thereby reduced below the Base Rental payable under this Sublease.
The Base Rental Payments payable by the Sublessee shall be due on the second business day preceding May 1 and the second business day preceding November 1 during the Sublease Term.
The obligation of the Sublessee to pay Base Rental shall commence on the Closing Date.
