City will have the same remedies for a default in the payment of any Additional Charges as for a default in the payment of Base Rent.
All Additional Charges will be payable to City at the same place and the same manner as the Base Rent.
Throughout the Term beginning on the Commencement Date, Tenant will pay to City the annual Base Rent specified in the Basic Lease Information, which shall be paid to City in advance, without prior demand (the “Base Rent”).
