Examples of Base Rent in a sentence
The price to be paid by Lessee to Lessor for the Property on an Option Date shall be the principal balance of the unpaid purchase price as of that Option Date, as set forth in the Base Rent Schedule attached hereto at Exhibit C plus any accrued and unpaid interest, plus expenses described in Section 7.4 below.
In the event that Explore holds over, then the Base Rent shall be increased to one hundred fifty percent (150%) of the Base Rent applicable immediately preceding the expiration or termination.
The monthly Base Rent shall be increased by $2,000 per additional classroom utilized by Explore in Building 10(C) as described in Section 1.3 of this Sublease.
As used in this Sublease, “Rent” shall include the Base Rent and Additional Rent described below, and all additional charges or expenses to be paid by Explore pursuant to this Sublease.
If Tenant does not vacate the Premises at the time required, Landlord will have the option to treat Tenant as a tenant from month-to-month, subject to the provisions of this Lease (except the provisions for term and extensions), except that Base Rent will be equal to one hundred fifty percent (150%) of the then applicable Base Rent.
