Subject to Landlord's receipt of all requisite permits and approvals for its development of the Shopping Center, Landlord shall tender possession to Tenant of the buildable Pad with all utilities required per the Plans and Specifications stubbed to the Building Limit Line at the locations identified on the Plans and Specifications.
The following improvements are collectively referred to as the "Tenant Improvements" and to be constructed on the Pad by Tenant at its expense: the Building, garden yard, signage, trash enclosures, adjacent sidewalks, and landscaping (within the Building Limit Line), plus all improvements such as furniture, fixtures, equipment, trade fixtures, and other improvements necessary for Tenant's operations.

The REA shall provide that the areas of the Property outside of the Building Limit Line described area shall be common area.
