Cabling Costs definition

Cabling Costs means the costs and expenses incurred by Tenant for the cost of the purchase and installation of telephone, computer and data cabling in the Premises.
Cabling Costs means the costs and expenses incurred by Tenant for the cost of the purchase and installation of telephone, computer and data cabling in the Premises. Landlord shall have the right to require Tenant to remove all or any portion of such cabling, at Tenant’s cost, upon expiration or earlier termination of the Lease, and the terms and provisions of Section 8 of the Lease shall be applicable with respect to such cabling.
Cabling Costs means the costs and expenses incurred by Tenant for the cost of the purchase and installation of telephone, computer and data cabling in the Premises. Landlord shall have the right to require Tenant to remove all or any portion of such cabling, at Tenant’s cost, upon expiration or earlier termination of the Lease, and the terms and provisions of Section 8 of the Lease shall be applicable with respect to such cabling. Notwithstanding anything contained in this Work Letter to the contrary, any unused or unapplied portion of the Allowance which remains as of December 31, 2020 shall accrue to the sole benefit of Landlord, it being understood that Tenant shall not be entitled to any credit, abatement or other concession in connection with any such remaining unused or unapplied portion of the Allowance. Tenant shall be responsible for all applicable state sales or use taxes, if any, payable in connection with the Initial Alterations and/or Allowance. Landlord shall be entitled to deduct from the Allowance for the Landlord’s actual out-of-pocket costs incurred for any third-party review of Tenant’s plans for the Initial Alterations. In no event shall the total amount of the Allowance applied toward the cost of the Initial Alterations, FF&E Costs, Moving Costs, Cabling Costs, and the monthly installments of Base Rent next becoming due under the Lease exceed $3,817,047.00.

Examples of Cabling Costs in a sentence

  • Landlord shall disburse the Cabling Allowance, or applicable portion thereof (not to exceed the actual Cabling Costs), to Tenant within thirty (30) days after the later to occur of (i) receipt of paid invoices from Tenant with respect to Tenant’s actual Cabling Costs, and (ii) completion of the Initial Alterations.

  • Notwithstanding anything herein to the contrary, Landlord shall not be obligated to disburse any portion of the Allowance towards the cost of the Initial Alterations, FF&E Costs, and/or Cabling Costs during the continuance of an uncured Default under the Lease, and Landlord’s obligation to disburse or apply the Allowance shall only resume when and if such Default is cured.

  • The costs incurred by Tenant for Cabling Costs and Moving Costs shall be reimbursed to Tenant out of the Construction Allowance within thirty (30) days following Landlord’s receipt of paid invoices therefor.

  • Landlord shall disburse such portion of the Unused Allowance requested by Tenant for such purpose within 30 days receipt of paid invoices from Tenant with respect to Tenant’s actual Cabling Costs.

  • The Improvement Allowance may only be used for the cost of the initial alterations in the Suite 1400 Expansion Space (including, but not limited to, the cost of preparing design and construction documents and mechanical and electrical plans for the initial alterations, the cost of city permits, and for hard costs in connection with the initial alterations in the Suite 1400 Expansion Space) and/or (iii) FF&E Costs and/or Cabling Costs (as those terms are defined in Exhibit C).

  • Any Alterations (including those items to which the Data Cabling Costs relate) shall be installed in the Premises subject to the terms and conditions of Article 8 of the Lease.

  • As used herein, (a) "Data Cabling Costs" shall mean any costs associated with the installation of voice, data and other information technology ("IT") cabling, (b) "Moving Costs" shall mean any costs associated with the moving of Tenant's property into the Premises, and (c) "M/B-T Signage Costs" shall mean any costs associated with the installation of any Monument Signage or Building-Top Signage pursuant to the terms of Sections 23.4 and 23.5 of this Lease.
