Grantor shall have: (a) the right, but not the obligation, to maintain and repair any improvements installed by Grantor within the Cart Path Easement Areas; and (b) the right, but not the obligation, to maintain and/or repair any improvements installed by Grantee which are not being maintained and repaired by Grantee in accordance with this Agreement if such maintenance and/or repair is not performed by Grantee within fifteen (15) days after written demand therefor.

In performing any and all repair, maintenance, replacement and/or other work in, or relating to, the Cart Path Easement Areas, Grantee: (i) shall comply with all applicable permits, laws, rules, codes and regulations of ▇▇▇▇▇▇▇ County and/or any other controlling governmental or quasi- governmental agency or entity; (ii) shall not unreasonably interfere with Grantor’s development, use, enjoyment and sale of Grantor’s Property, and (iii) shall diligently pursue such activities to completion.
