Construction Documents Phase Services. 3.4.1 Based on the Owner’s approval of the Design Development Documents, and on the Owner’s authorization of any adjustments in the Project requirements and the budget for the Cost of the Work, the Architect shall prepare Construction Documents for the Owner’s approval. The Construction Documents shall illustrate and describe the further development of the approved Design Development Documents and shall consist of Drawings and Specifications setting forth in detail the quality levels and performance criteria of materials and systems and other requirements for the construction of the Work. The Owner and Architect acknowledge that, in order to perform the Work, the Contractor will provide additional information, including Shop Drawings, Product Data, Samples and other similar submittals, which the Architect shall review in accordance with Section 3.6.4.
Construction Documents Phase Services. 3.3.1 Based on the Owner’s approval of the Design Documents, the Architect shall prepare for the Owner’s approval Construction Documents consisting of Drawings and Specifications setting forth in detail the requirements for the construction of the Work. The Owner and Architect acknowledge that in order to construct the Work the Contractor will provide additional information, including Shop Drawings, Product Data, Samples and other similar submittals, which the Architect shall review in accordance with Section 3.4.4.

Construction Documents Phase Services. 3.11.1 Following City’s written approval of Design Development Documents, and on City’s written authorization of any adjustments in the Project requirements and/or the budget for the Estimated Cost of Work, Consultant shall prepare Construction Documents for City’s approval.
Construction Documents Phase Services. 3.4.7 Prior to advertisement for bids, the Architect shall provide ________ sets of Construction Documents for use by the Owner, the Agency and the appropriate Federal, State and local agencies from whom approval of the Project must be obtained. The reproduction cost of such Construction Documents shall be included in the compensation paid to the Architect, not withstanding subparagraph 11.8. The Owner shall obtain Agency concurrence with the Construction Documents, estimated Project costs, and authorization to proceed in writing prior to advertisement for bids.

The Construction Documents shall illustrate and describe the further development of the approved Design Development Documents and shall consist of Drawings and Specifications setting forth in detail the quality levels and performance criteria of materials and systems and other requirements for the construction of the Work. The Owner and Architect Engineer acknowledge that, in order to perform the Work, the Construction Manager will provide additional information, including Shop Drawings, Product Data, Samples and other similar submittals, which the Architect Engineer shall review in accordance with Section 3.6.4.

The Owner’s review of the Architect’s documents shall not be for the purpose of determining accuracy, adequacy or completeness of such documents and shall not alter the Architect’s responsibilities hereunder with respect to such documents. The Construction Documents shall illustrate and describe the further development of the approved Design Development Documents and shall consist of Drawings and Specifications setting forth in detail the quality levels and performance criteria of materials and systems and other requirements for the construction of the Work. The Owner and Architect acknowledge that, in order to perform the Work, the Contractor will provide additional information, including Shop Drawings, Product Data, Samples and other similar submittals, which the Architect shall review in accordance with Section 3.6.4.

Based on the approved Design Development Documents and any further adjustments in the scope or quality of the Project or in the construction budget authorized by the Owner, the Architect shall prepare, in consideration of the Updated Budget Estimates, Construction Documents consisting of Drawings and Specifications setting forth the requirements for the construction of the Project, for review and approval by the Owner.

The Construction Documents shall be sufficiently complete so that a prudent contractor, following generally accepted industry procedures, could undertake and complete the Work without an unreasonable amount of clarifications from the Architect. To the extent that a prudent contractor is unable to do so due to either insufficient information and/or errors, omissions or ambiguities in the Construction Documents, the Architect shall take whatever steps are necessary promptly to provide sufficient information and/or modify and/or clarify the Construction Documents so as to expedite the Work and reduce any potential for delays. Said actions on the part of the Architect shall be considered part of the Basic Services hereunder, and shall not be considered to be Additional Services. The Owner and Architect acknowledge that, in order to perform the Work, the Contractor will provide additional information, including Shop Drawings, Product Data, Samples and other similar submittals, which the Architect shall review in accordance with Section 3.6.4.
