EARLY POSSESSION DATE. The date specified in a written notice to Landlord, as provided in Section 2.3, upon which Tenant will take possession of the Premises prior to the Substantial Completion of the Landlord Work.

EARLY POSSESSION DATE shall be February 15, 2008 if on such date possession of the Premises is delivered to Tenant, or the first date after the Early Possession Date on which possession is tendered to Tenant, as more particularly described in Addendum 1. The "Commencement Date" shall be the one hundred twentieth (120th) day after the Early Possession Date. The Term shall begin on the Commencement Date and end on the day immediately preceding the fifth (5th) anniversary of the Commencement Date ("Term"). The last day of the Term is referred to as the Expiration Date ("Expiration Date").
