As soon as practicable after the later of the PD approval date or completion of the CTA’s renovation of its Fullerton Avenue station and either prior to or concurrently with the construction of the first new building erected anywhere on DePaul’s Lincoln Park Campus, DePaul shall commence construction and thereafter pursue to completion a new building at ▇▇▇ ▇. ▇▇▇▇▇▇▇▇▇ Avenue, whose use shall be a museum and/or art gallery, pursuant to the floor area data set forth in the 2009-2019 Master Plan to help block sound from the CTA tracks, reduce vehicular and pedestrian use of the Fullerton Alley and to help direct pedestrian traffic to the west side of the proposed ▇▇▇ ▇. ▇▇▇▇▇▇▇▇▇ Building south towards ▇▇▇▇▇▇ and the sidewalk on the south side of ▇▇▇▇▇▇▇▇ ▇▇▇▇. The University will review with the Neighborhood Advisory Committee any proposed subsequent ground floor use of the ▇▇▇ ▇. ▇▇▇▇▇▇▇▇▇ Building, provided that any retail and/or food service use of said ground floor shall require the Neighborhood Advisory Committee’s prior approval as to the food service and/or to the type of retail.
