Buyer specifically agrees that Seller is not responsible for repairing such reasonable wear and tear and that Buyer is prohibited from raising such wear and tear as a reason for not consummating this transaction or for requesting a reduction in the Exchange Value.
In consideration for the sale of the Property to Buyer, Buyer will deliver to Seller an amount equal to the Exchange Value for the Property.
