expeditor reasonably acceptable to Landlord in its attempt to procure a building permit and (ii) make such changes to the Plans and Specifications as the District of Columbia or other applicable authority may require as a condition of issuing the building permit, provided that such changes do not result in increased hard costs to Tenant (exclusive of architectural or engineering expenses and other soft costs) by more than Fifty Thousand and No/100 Dollars ($50,000.00) or prevent Tenant, in its reasonable opinion, from operating a first-class restaurant without undue hardship. Landlord agrees to assist and cooperate with Tenant, at no out-of-pocket expense to Landlord, in the obtaining of such permits, licenses, approvals and certificates.
