First Class Office Building a first class office building located in downtown Manhattan of comparable size.
First Class Office Building means a Class A office building comparable to the Building and located in the southwest submarket of Austin, Texas. Among: (Address) Attn: (City, State, Zip) And (“Landlord”) Attn: And U.S. BANK N.A (“Bank”) Attn: The Subordination, Non-disturbance and Attornment Agreement (this “Agreement”) is made among the above-named Landlord. Tenant and Bank as of the date written above.
First Class Office Building means: In keeping with the present operation and management of the Building and in keeping with the character and tenants of the Building. Under no circumstances shall Tenant be permitted to use or store, except in de minimis amounts consistent with general office use, any flammables, explosives, radioactive materials, polychlorinated biphenyls (PCBs), hazardous wastes, toxic substances or related materials, petroleum and petroleum products, and substances declared to be hazardous or toxic under any Legal Requirements now or hereafter enacted or promulgated by any governmental authority. Any and all Permitted Uses hereunder shall be conducted by Tenant in a manner complying with all applicable Legal Requirements.

Examples of First Class Office Building in a sentence

  • For purposes of the foregoing sentence only, the term “construction warranties” shall be deemed to refer solely to warranties in effect for a newly constructed First Class Office Building that would not typically be in effect at any given time for a First Class Office Building on account of alterations, improvements, repairs and replacements.

  • Landlord shall operate a package intercept/message center (the “Message Center”) in accordance with the standards of a First Class Office Building for the benefit of tenants for all deliveries made to and from the Building.

  • Tenant further acknowledges that Landlord is vitally interested in maintaining the high quality, character and standards of the Building as a First Class Office Building with retail use and that but for the Tenant’s assurances given below, Landlord would not enter this Lease nor permit Tenant to perform Tenant’s Work.

  • If Tenant so utilizes the fire stairs, Tenant shall maintain at its sole cost and expense such portions of the fire stairs on the floors on which the Premises are located, including without limitation, the periodic painting and cleaning thereof in a manner commensurate of a First Class Office Building.

  • All repairs, maintenance and alterations performed by Tenant are to be performed consistent with a First Class Office Building standard.

  • Landlord shall at all times operate and maintain the Project in accordance with standards consistent with the standards of a Wauchula, Florida First Class Office Building.

  • Subject to the provisions of Article 17, Landlord shall provide heating, ventilating and air-conditioning ("HVAC") throughout the Premises during Normal Business Hours, as required by weather conditions, in a manner befitting a first class office building in the central business district of the City of Pittsburgh ("First Class Office Building").

  • Any dispute with respect to what constitutes a Comparable First Class Office Building shall be resolved by arbitration in accordance with the provisions of Section 8.09 below.


More Definitions of First Class Office Building

First Class Office Building means a first class multi-tenanted office building located in Manhattan of comparable size to the Building, excluding owner occupied buildings.
First Class Office Building the following items: (a) the exterior load-bearing columns, the foundation of the Building, the other structural and/or load-bearing elements of the Building (including the demised premises); (b) the Building systems outside the perimeter of the demised premises (to the point Tenant’s systems tie into the systems of the Building), including escalators, elevators, heating, ventilating and air-conditioning, life-safety, plumbing, electrical, mechanical and other Building systems and equipment servicing the demised premises; (c) the roof, set-backs, sidewalks, plazas, concourses, entrances, loading docks, alleys and other public, common or service areas on or abutting the Building; (d) all common areas in the Building; and (e) the exterior of the Building (including windows and all landscaping).
