Any approved signs shall strictly conform to all Governmental Restrictions, any CC&R's recorded against the Project, and any sign criteria which may be established by Landlord and in effect at the time, and shall be installed (and removed upon the Termination Date) at Tenant's expense.

Owner shall indemnify, defend and hold the Commission harmless for any suit, cost, attorneys’ fees, claim, administrative proceeding, damage, award, fine, penalty or liability arising out of Borrower’s failure to comply with any Applicable Governmental Restrictions, including, without limitation, the nonpayment of any prevailing wages required to be paid in connection with the Project.
