Land Award definition
Land Award means that portion of the award in condemnation proceedings which represents the value of the land and of any subsurface installations of sanitary sewers, storm sewers, water systems pipes, landscaping, and the curbing, surfacing and other improvements to any streets or ways which may be taken, the consequential damages to any part of the land that may not be taken, the diminution of the value of the Property not so taken and all other elements and factors of damage to the Property and other improvement items listed above in this definition.
Land Award means that portion of the award in the condemnation proceeding that represents the fair market value of the Premises, which should be considered as vacant, unimproved but encumbered by this Lease; the consequential damage to any part of the Premises that may not be taken; the diminution of the assemblage or plottage value of the Premises not so taken; and all other elements and factors of damage to the Premises; but in all events the damage or valuation will take into consideration that the Premises are encumbered by this Lease.
