Payment of Utilities. All charges for utilities used or incurred by Tenant at the Premises, including without limitation heat, water, sewer, gas and electricity, shall be included as part of the Operating Expenses. Notwithstanding the foregoing, if any of such utilities are separately metered to the Premises, the charges for such utilities shall not be included in the Operating Expenses but shall be paid fully by Tenant. Landlord shall determine whether such amounts are to be paid by Tenant directly to the utility provided or to Landlord.
