Pending assessment definition

Pending assessment means that City Council has ordered certain improvements to be made and that an assessment will be levied against affected properties for said improvements. Future frontage charges and other connection charges are NOT pending assessments; and therefore, are not included on this information sheet. However, frontage charges will be made at the time of application for connection to City water and/or sewer, for all road frontage of the property which has not been previously assessed or paid for by the property owner, in accordance with City policy. These charges are NOT payable until the time of connection (unless this property is being developed and requires an extension agreement), and will be based on the rates in effect at the time of connection. Please be aware that there are additional charges, such as laterals and capital facility fees that will be due at the time of connection. Future frontage charges are not applicable to property already connected to City water and sewer or for single family lots where water and sewer was provided by the developer.
Pending assessment means determination of tax liability for a particular financial year or any return period which is pending for determination under the subsumed enactment.
