Repairing Notice any notice served on the Tenant whether by the Landlord or any Authority (acting properly) requiring repairs or other Works to be carried out to the Premises for which the Tenant is liable under an obligation imposed on the Tenant pursuant to this Lease, including any schedule of dilapidations served on the Tenant by the Landlord; “ROGS” Railways and Other Guided Transport Systems (Safety) Regulations 2006 (SI 2006/599); “Standard Insurers” substantial and reputable insurers undertaking business in the United Kingdom or through underwriters at Lloyds;
