Roof Areas definition

Roof Areas means the available roof space on the roofs above the 11th through 16thfloors of the South Building, but shall in no event include the roof above the 10th floor of the South Building (i.e., the 11th floor setback) for so long as any portion of the 11th floor shall be occupied by Landlord. Tenant shall comply and remain in compliance with the FCC OET65 Rule.

Examples of Roof Areas in a sentence

  • Thermal characteristics shall meet code and at a minimum equal the following: Roof Areas R-30 Exterior Walls R-11 Acoustical @ Walls 3" Restrooms Restrooms in the office and lab/manufacturing area shall have ceramic tile four feet high on all exposed walls and floors.

  • Upon expiration of the 180 day period, and so long as Tenant has completed the removal of Tenant’s equipment and has restored the portion of the Roof Areas being relinquished, Tenant’s right to use the relinquished Roof Area shall terminate and Tenant’s additional rent for the Roof Areas shall be adjusted accordingly.

  • The cost of any replacement of the roof membrane shall be allocated among Tenant and the other tenants in the Complex based on the ratio between the Tenant Roof Areas (which shall be Tenant's responsibility) and the other areas of the roof (which shall be the collective responsibility of the other Tenants of the Complex) Landlord shall be obligated to maintain all other portions of the roof of the Complex.

  • At Roof Areas B, C and D, furnish and install new asphalt shingle roof system and accessories including, but not be limited to, asphalt shingles, synthetic felt underlayment, modified bitumen underlayment, plywood and nailable vent board, insulation, air/vapor retarder, and plywood deck over existing truss structure.

  • Thermal characteristics shall meet code and at a minimum equal the following: Roof Areas R-25 Acoustical @ Walls 3'' Restrooms in the office and lab/manufacturing area shall have ceramic tile on the floors and four feet high on all exposed walls.

  • At Roof Areas B, C and D, remove and dispose of existing standing seam roof system including, but not limited to, standing seam metal panels and plywood deck down to the existing truss structure to remain.

  • Tenant shall, at its expense, maintain that portion of the roof upon which the Tenant Roof Areas are located as well as an equitably allocated portion of those areas of the roof providing access to those areas.

  • The aforesaid items shall be located within the Tenant Penthouse Area, the Tenant HVAC Area, and the Tenant Antennae Area as appropriate (collectively the "Tenant Roof Areas").
