Smoke Alarms. Tenants shall be responsible for the replacement of smoke alarm batteries which expire during the Term and for the replacement costs of any fire extinguisher which is discharged or is depressurized during the Term. Tenants shall not disable, unplug, or discard any battery operated or hard-wired smoke alarm or carbon monoxide detector as required by the City of Oxford. Violations may be charged by The City of Oxford (Fire Department or otherwise) directly to Landlord or Tenants. Tenants shall reimburse Landlord for any such costs, including any repairs or replacements.

Smoke Alarms. You will be responsible for checking any battery operated smoke alarms regularly and renewing the battery (if any) when required. You will be responsible for informing us if the smoke alarm is not in proper working order. You must provide us, or anyone authorised by us, with access to the house where access is required for any reasonable purpose at all reasonable times, provided that we give you reasonable prior notice of not less than 24 hours of our need to gain access. This obligation on you is separate from and in addition to any other obligations relating to access contained in this Agreement and does not apply only to emergency situations.

Smoke Alarms. The building Regulations 1991 require that all properties built since 1992 must have mains operated and inter linked smoke alarms fitted on every floor, but it does not cover most tenanted properties. However, it is generally agreed the common lawduty of care’ means that Landlords and their agents could be liable should a fire cause injury or damage in a tenanted property that is not suitably fitted with smoke alarms. It is recommended that a smoke alarm be fitted to each floor (hallway and landing areas).
