For purposes of this Agreement, an "affiliate" of Company is defined as any entity that is a member company of Assurant Solutions/Assurant Specialty Property or any entity under common ownership with such entity, and an "affiliate" of Customer shall mean any subsidiary, parent or successor corporation of Customer.
As well, there is a strong opportunity to create global franchises in lines such as Marine, Specialty Property and E&O/D&O.
In addition, Tenant may elect to remove any of Tenant’s Specialty Property and other personal property or Alterations owned by Tenant or installed or placed by Tenant at its expense in the Premises.
Except for Alterations which cannot be removed without structural injury to the Premises, at any time Tenant may remove Tenant’s Specialty Property or other Alterations paid for by Tenant from the Premises, provided that Tenant repairs all damage caused by such removal.
Landlord shall have no lien or other interest in any item of Tenant’s property, including Tenant’s Specialty Property.
All items of Tenant’s Specialty Property are Tenant’s property and shall remain Tenant’s property at the expiration of the Term, unless otherwise so elected by Tenant.
With the exception of Tenant’s Specialty Property (as defined below), any Alterations to the Premises shall remain on and be surrendered with the Premises and title thereto shall vest in Landlord upon expiration or termination of the Term, unless otherwise agreed by Landlord.
