  • Landlord and Tenant agree that the Premises initially demised to Tenant by Landlord pursuant to this Lease, together with the First Expansion Space and the Second Expansion Space, will constitute all of the Rentable Square Footage in the Building except for the Retail Space.

  • Anything in this Lease to the contrary notwithstanding, the Premises, as initially demised, shall include all of the Rentable Square Footage in the Building other than the Expansion Spaces and the Retail Space.

  • If there are no Eligible Tenants and Eligible Square Footage in the Building at any time during the Term, the Annual PILOT and the Total PILOT shall be the same and shall be paid as described in Section 2(a) above.

  • So long as Lessee leases at least 60% of the Rentable Square Footage in the Building, Lessee shall retain its right to contest Taxes pursuant to Paragraph 8.6(c) of the Lease.

  • If twenty-five percent (25%) or more of the Rentable Square Footage in the Building is taken by eminent domain or conveyed in lieu thereof, then Landlord shall have the right to terminate this Lease by giving written notice to Tenant on or before thirty (30) days after the Date of Taking; provided that Landlord also terminates all leases for similarly affected premises within the Building, if any.
