Tenant Fit-Up definition

Tenant Fit-Up. Landlord shall give Tenant an allowance for fit-up of the Demised Premises in the amount of Sixty Five Thousand and 00/1 00 ($65,000.00) Dollars. Said allowance shall be credited against Tenant's monthly rent over the first twelve (12) months, which credit shall equal Five Thousand Four Hundred Sixteen and 67/100 ($5,416.67) Dollars per month. Tenant fit-up shall be for work reasonably necessary for the operation of the business and proposed use of the building based upon plans to be submitted by Tenant to Landlord and subject to Landlord's prior approval. Tenant or its agents shall have all work performed and shall deliver absolute lien waivers to Landlord prior to commencing work and shall keep the Demised Premises free of all liens. The obligation of Tenant to begin rent payments hereunder shall start on the commencement date set forth in Section 2(a), regardless of whether Tenant has completed said improvements or not.
Tenant Fit-Up means the design, procurement, construction, commissioning and all related management and supervision with respect to the structures, facilities and improvements on the interior of the Building, including the structures, facilities and improvements described as being part of the tenant fit-up in the Project Definition Binder, but excluding Base Building Core & Shell. The structures, facilities and improvements to be included in Tenant Fit-Up that have been identified as of the date of this Development Agreement are listed in the Project Definition Binder.
Tenant Fit-Up has the meaning ascribed to it in the Development Agreement.

Examples of Tenant Fit-Up in a sentence

  • The late submission of the Architectural Documents or changes in the Tenant Fit-Up requested after submission of the Architectural Documents by Tenant, may result in delaying the completion of the Demised Premises beyond the time set forth in Paragraph 9 hereof.

  • Tenant shall be obligated to pay any expenses, charges and costs for Tenant Fit-Up and any changes, including redesigns or upgrades, to the Building Shell necessitated as a result of the requirements of the Architectural Documents, if such expenses, charges and costs exceed the amount of the Tenant Fit-Up Allowance.

  • Landlord shall not be liable for any damages resulting from the delay in delivery of the Demised Premises caused by the late submission of Architectural Documents or changes in Tenant Fit-Up requested after the submission of the Architectural Documents by Tenant and the Tenant may not terminate the Lease because of such delay.

  • Landlord will prepare the Tenant’s space for the Landlords Work and for normal Tenant Fit-Up in accordance with the Tenant’s space plan.

  • Accordingly, the time set forth in Paragraph 9 for delivery of possession of the Demised Premises shall be extended to compensate for the additional time required to comply with the late Architectural Documents or changes in the Tenant Fit-Up requested after the submission of the Architectural Documents by Tenant.

  • Attached hereto as Exhibit B is a Description of Tenant Fit-Up Work which the parties agree shall be used as a guideline for developing the renovation plans for the premises.

  • Any construction other than the Building Shell, shall be Tenant Fit-Up subject to the Tenant Fit-Up Allowance set forth below.

  • The Developer's monthly written reports during Tenant Fit-Up construction shall include a section entitled "Quality Assurance/Quality Control" in which all material exceptions are reported and described.

  • The Developer shall obtain all preliminary and final building permits necessary to construct and permit occupancy of the Premises in accordance with the Construction Plans and Specifications, the Tenant Fit-Up Plans and Specifications and the Development Schedule.

  • Upon acceptance by Entrust, the architectural and interior design plans and specifications forming part of the Tenant Fit-Up Plans and Specifications supersede the provisions of the Project Definition Binder.
