ESTIPULACIONES-CLAUSES
I.-
DURACION.
El presente contrato tendrá la duración de 6
meses,
prorrogado por periodos
sucesivos e iguales salvo preaviso de
alguna de las partes con 30
días
de antelación.
I. – DURATION. This contract will last for 6 months, extended for successive periods equal and reliable until notice from either party of 30 days is given.
II.- PRECIO – El precio mínimo a recibir por EL PROPIETARIO es de 65,000€, y autorizan en este acto a EL AGENTE INMOBILIARIO – WELCOME ESTATES SPAIN (XXXXXXXX XXXXXXX), a añadir sus honorarios o honorarios de cualquier agente que colabore con la venta, añadiendo sobre el citado precio.
II. - PRICE - The minimum price to be received by the OWNER is 65,000 €, and permission is given in this act to the ESTATE AGENT - WELCOME ESTATES SPAIN (XXXXXXXX XXXXXXX), to add their fees to this price and if required the fees of any collaborating agent that introduces a purchaser.
III.-En caso de venta, estarán incluidos en el precio los muebles que se citan en el inventario adjunto, y que forma parte integrante de este contrato.
III. - Furniture is included within the price quoted and as stated in the attached inventory, and an integral part of this contract.
IV. Autorización en concepto de señal lo retendrá el representante legal elegido por los vendedores. El propietario autoriza expresamente a WELCOME ESTATES (XXXXXXXX XXXXXXX), o el representante legal a firmar documentos de compromiso de venta con potenciales compradores.
IV. - Authorization to receive amounts as deposit from the purchaser that will be held by the appointed solicitor. The owner expressly authorizes to WELCOME ESTATES SPAIN (XXXXXXXX XXXXXXX) or the appointed solicitor to sign a reservation and sale contract during the sale process on their behalf.
V.- Gastos e impuestos. El inmueble se transmitirá libre de cargas y gravámenes, al corriente del pago de gastos de Comunidad y libre de arrendatarios y ocupantes. Todos los gastos que se deriven de la compraventa serán a cuenta del comprador excepto
V. - Taxes and costs. The property will be transmitted free of charges and encumbrances, free of outstanding Community fees, tenants or occupants. All administration and or legal fees arising during the sale process shall be of the purchaser except the local tax on increased value of real estate.
VI.- LOS HONORAIRIOS. Los honorarios de WELCOME ESTATES SPAIN (XXXXXXXX XXXXXXX), son de 2% (+IVA), con un mínimo de 1,950 € (ó 975€ en el caso de que el vendedor introduce un comprador a sí mismos) se devengarán íntegramente si la transmisión se produce directamente por la propiedad o a través de otro intermediario. Los honorarios de WELCOME ESTATES SPAIN (XXXXXXXX XXXXXXX) serán abonados de la siguiente forma:
50% a la firma del contrato de reserva de venta con el comprador
50% a la firma de la escritura de compraventa.
VI. - FEES. The fees charged by WELCOME ESTATES SPAIN (XXXXXXXX XXXXXXX), of 2% (+IVA) with a minimum threshold of 1,950€ (or 975 € in the case that the seller introduces a purchaser themselves) will be payable in full if the transmission is produced directly by themselves or via any other agent during the term of this contract. WELCOME ESTATES SPAIN fees (XXXXXXXX XXXXXXX) will be paid as follows:

buyer

upon signing of
the
deed of sale.
VII -. La propiedad está a la venta con el certificado de eficiencia eléctrica requerida según articulo 5.6, del Real Decreto 235/2013 (Comunidad Valenciana 112/2009), si no existe, el dueño de la propiedad como se mencionó anteriormente en este documento autoriza a WELCOME ESTATES SPAIN (Xxxxxxxx Xxxxxxx) para mandar a un electricista quilificado para realizar este certificado. El dueño acepta toda la responsabilidad de cualquier multa antes de que se haya expedido el certificado. El recibo de pago confirmará la correcta realización de este proceso.
VII.- The property is offered for sale with the required electricity efficiency certificate according to article 5.6, of the Royal decree 235/2013 (community of Valencia 112/2009) in hand, if not in existence, the owner of the property as mentioned herein instructs WELCOME ESTATES SPAIN (Xxxxxxxx Xxxxxxx) to instruct a registered electrician to arrange for this certificate to be sought and the owner also accepts full responsibility should any fines be forthcoming prior to the certificate being issued). Receipt of payment for these works confirms this instruction.
VII. - Escritura. El propietario se obliga a otorgar escritura pública a favor de quien WELCOME ESTATES SPAIN(XXXXXXXX XXXXXXX) designe en el plazo máximo de TRES (3) meses.
VII.- Title Deed. The owner is obliged to grant the purchase deed in favor of the buyer as identified by WELCOME ESTATES SPAIN (XXXXXXXX XXXXXXX) in the maximum period of THREE (3) months.
