After the Expiration Date of this Lease Contract, this Lease Contract shall not be deemed to have been renewed or extended in accordance with applicable law.
Lessee shall be responsible for reporting, containing and cleaning up the release or spill of any hazardous substance or material, including any petroleum product, discovered on or emanating from the Premises on or after the Effective Date of this Lease if due to activities occurring on the Premises after Xxxxxx takes possession.
The provisions of this section will survive the Expiration Date or Termination Date of this Lease.
The Lessee agrees to comply with all applicable laws, rules, and regulations in effect upon the Commencement Date of this Lease and those laws, rules, and regulations which may be enacted or adopted thereafter from time to time and which do not impair or impede the obligations of this Lease and which do not deprive the Lessee of an existing property right recognized by law.
Lessee shall complete construction of the new improvements within one (1) year after the Effective Date of this Lease.
This term of this Lease Agreement shall commence on the Effective Date of this Lease Agreement which, for the purpose hereof, shall be the date on which the Landlord signs the Lease Agreement, as indicated by the date on the first page of the Lease Agreement.
Prior to the Effective Date of this Lease Agreement, Tenant shall provide Landlord with a copy of Tenant’s certificate of incorporation on file with the Secretary of State and a current certificate of standing issued by the Secretary, as attached hereto as Exhibit E.
If Resident fails to surrender the Premises by the Expiration Date of this Lease Contract, and if Resident and Owner have not executed a New Lease Contract with a term commencing after the Expiration Date of this Lease Contract, Owner shall be entitled to recover from Resident: (i) holdover rent as listed herein, plus (ii) all rent for the full term of any Lease Contract already signed for the next succeeding term.
If Resident fails to surrender the Premises by the Expiration Date of this Lease Contract, and if Resident and Owner have not executed a New Lease Contract with a term commencing after the Expiration Date of this Lease Contract, all fees and consequences as defined herein will be incurred due to such holdover.
Owner and Resident affirm that, at the Starting Date of this Lease, the Premises contains a sufficient quantity of properly installed smoke detectors located in proper areas throughout the Premises in compliance with Section 92.251-.257 of the Texas Property Code.
