Common use of Additional Insurance Obligations Clause in Contracts

Additional Insurance Obligations. Tenant shall carry and maintain during the entire Lease Term, at Tenant’s sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s operations therein, as may be reasonably requested by Landlord; provided, however, that (a) in no event shall such new or increased amounts or types of insurance exceed that required of comparable tenants by landlords of the Comparable Buildings and (b) Landlord shall not have the right to require that Tenant adjust its insurance coverage more than once in any twenty-four (24) month period, and not during the initial twenty-four (24) months of the Lease Term.

Tenant shall carry and maintain during the entire Lease Term, at Tenant’s sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 24 and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s operations therein, as may be reasonably requested from time to time by Landlord; provided, however, that (ai) in no event shall such new or increased amounts or types of insurance exceed that shall be reasonably commensurate with the insurance then-being required by owners of comparable tenants by landlords of the Comparable Buildings Buildings, and (bii) Landlord shall not have the right to require that Tenant adjust to increase or modify its insurance coverage more than once in any twenty-twenty four (24) month period, and not during the initial twenty-four (24) months of the Lease Termunless required by Law.
