ADDITIONAL OBLIGATIONS OF LESSEE. 8.1 Lessee shall take all reasonable measures not to produce in the Airport any disturbance that interferes with the operation by the Lessor or the Federal Aviation Administration or its designated agent of air navigation, communication or flight equipment on the Airport. Lessee shall control the conduct and demeanor of its officers, agents, employees, invitees, and upon objection from Lessor concerning the conduct, demeanor of any such person, Lessee shall immediately take all lawful steps necessary to remove the cause of the objection. 8.2 Lessee shall comply with all health and safety laws, requirements of any other federal, state or municipal laws, ordinances, rules, regulations and requirements, applicable to the Leased Premises and the improvements thereon and its operations at the Airport hereunder. 8.3 Lessee shall comply with all written instructions of the City in disposing of its trash and refuse at Lessee’s expense, and shall use a system of refuse disposal approved by the City. The manner of handling and disposing of trash, garbage and other refuse and the frequency of removal thereof from the Airport premises shall at all times be subject to the rules, regulations, and approval of City. 8.4 Lessee shall not do, not permit to be done, anything which may interfere with the effectiveness or accessibility of the drainage system, sewage system, fire protection system, sprinkler system, alarm system, fire hydrants and hoses, if any are located on the Leased Premises. 8.5 Any and all emergencies involving aircraft, Police Department, Fire Department or an ambulance shall be reported to the Airport Manager or his designee immediately after contacting the appropriate public safety agencies. 8.6 Lessee's automobiles, trucks or other vehicles and ancillary equipment shall not operate on the main taxiway or runway. 8.7 Lessee shall repair any damage to any off site improvements caused by or resulting from any activities or operations of the Lessee, or Lessee's agents, employees and contractors. 8.8 Lessee will provide the City with keys, combinations, or access codes to all gates installed on leased premises. 8.9 Lessee will provide the City with an inventory of all aircraft stored on Leased Premises; such inventory will include aircraft type and registration number (“N- Number”), and will be provided annually when requested by the Airport Manager.

10.2 Derelict aircraft, inoperative ground vehicles, unused ramp equipment, scaffolding, hoists and related items not regularly and routinely in use as part of Lessee’s business shall not be kept on the Premises unless such materials are maintained within a fully enclosed permanent structure.
10.3 Violation of the requirements of this Section 10.1 and 10.2 shall be deemed a default if the condition has not been cured to the satisfaction of the Manager within thirty (30) days of posting of the property or notice to Lessee to remove said stored equipment or materials.
10.4 Lessee shall conduct its operations hereunder in an orderly and proper manner, considering the nature of such operation so as not to unreasonably annoy, disturb, endanger or be offensive to others.
10.5 Further, Lessee shall take all reasonable measures not to produce in on the Airport any disturbance that interferes with the operation by the Lessor County or the Federal Aviation Administration or its designated agent of air navigationnavigational, communication or flight equipment on the Airport. .

10.13 Lessee shall use only a working supply of flammable liquids within any covered or enclosed portion of the Leased Premises. The term “working supply” as used in this Section 10.12 shall mean the amount consumed by Lessee during any normal workday. Any and all emergencies involving aircraft, Police Department, Fire Department or an ambulance other supplies of such liquids shall be reported kept and stored in safety containers of a type approved by the Underwriters Laboratories.
10.14 Except for services permitted under Section 3 hereof to be performed by Lessee or Lessee's subcontractors, Lessee shall provide prompt written notice to the Airport Manager County of any person, firm or his designee immediately after contacting corporation performing aircraft maintenance work, flight instruction of any sort, air taxi, aircraft charter or aircraft leasing of any sort on the appropriate public safety agenciesLeased Premises for commercial purposes without a valid permit from the County.
8.6 Lessee's automobiles10.15 It is the intent of the parties hereto that noise, trucks or other vehicles and ancillary equipment shall including but not operate on the main taxiway or runway.
8.7 Lessee shall repair any damage to any off site improvements limited to, noise caused by aircraft engine operation shall be held to a minimum. To this end the Lessee will conduct its operations in such a manner as to keep the noise produced by aircraft engines and component parts thereof or resulting from any activities other noise to a minimum by the use of such methods or devices as are practicable, considering the extent and type of the operations of the Lessee, but in no event less than those devices or Lessee's agentsprocedures that are required by Federal, employees state or local law. In addition, Lessee shall use its best efforts to minimize prop or jet blast interference to aircraft operating on or to buildings, structures and contractors.
8.8 Lessee will provide roadways, now located on or which in the City with keys, combinations, or access codes future may be located on areas adjacent to all gates installed on leased premises.
8.9 Lessee will provide the City with an inventory of all aircraft stored on Leased Premises; such inventory will include aircraft type and registration number (“N- Number”), and will be provided annually when requested by the Airport Manager.

As a result of such examination, Lessor acknowledges it may have access to various procedures, pricing lists, customer lists, marketing plans, financial information, engineering designs and other information that Lessee considers to be highly confidential and proprietary. Xxxxxx agrees to allow Director or Manager access to premises and records (upon at least 24 hours’ advance written notice and during normal business hours, except in the case of emergency) to investigate compliance with all applicable to the Leased Premises and the improvements thereon and its operations at the Airport hereunderlaws.

6.2.2 Not to produce in or allow to be produced on the Airport through the operation of machinery or equipment any disturbance electrical, electronic or other disturbances that interferes interfere with the operation by the Lessor Cities or the Federal Aviation Administration or its designated agent of air navigationnavigational, communication or flight equipment on the Airport or on aircraft using the Airport. Lessee shall control the conduct and demeanor of its officers, agents, employees, invitees, and upon objection from Lessor concerning the conduct, demeanor of any such person, Lessee shall immediately take all lawful steps necessary to remove the cause of the objectionor with ground transportation communications.
8.2 6.3 Lessee shall comply with all health and safety laws, requirements of any other federal, state or and municipal laws, ordinances, rules, regulations and requirements, the Airport’s Minimum Standards, Airport security rules and regulations, and other Airport rules and regulations, as they now exist or may hereafter be amended or promulgated, and the terms of this Agreement, applicable to the Leased Premises and the improvements Improvements thereon and its operations and activities at the Airport hereunder.
8.3 6.4 Lessee shall comply with all written instructions of commit no nuisance, waste or injury on the City in disposing of its trash and refuse at Lessee’s expenseLeased Premises, and shall use a system not do, or permit to be done, anything that may result in the creation, commission or maintenance of refuse disposal approved by such nuisance, waste or injury on the City. The manner of handling and disposing of trash, garbage and other refuse and the frequency of removal thereof from the Airport premises shall at all times be subject to the rules, regulations, and approval of CityLeased Premises.
8.4 6.5 Lessee shall not do, not nor permit to be done, anything which may interfere with the effectiveness or accessibility of the drainage system, sewage sewerage system, fire protection system, sprinkler system, alarm system, system and fire hydrants and hoses, if any are any, installed or located on the Leased Premises.
8.5 Any 6.6 Lessee shall take measures to insure security in compliance with Federal Aviation Administration Regulations and all emergencies involving aircraftthe Airport Security Plan, Police Departmentas they now exist or may hereafter be amended or promulgated.
6.7 Lessee shall not do, Fire Department nor permit to be done, any act or an ambulance shall be reported thing which will invalidate or conflict with any fire insurance policies or regulations applicable to the Airport Manager Leased Premises or his designee immediately after contacting any part thereof; or other contiguous premises at the appropriate public safety agenciesAirport.
8.6 Lessee's automobiles6.8 Lessee shall not install, trucks maintain, operate or permit the installation, maintenance or operation of any restaurant, kitchen, stand or other vehicles establishment of any type for the sale of food or of any vending machines or device designed to dispense or sell merchandise or services of any kind to the general public, unless all required development approvals and ancillary equipment permits for that activity are first obtained from the Cities.
6.9 Except for uses permitted under Article 3 to be performed by Lessee, Lessee shall not operate provide or allow to be provided aircraft maintenance work, flight instruction of any sort, air taxi, aircraft charter or aircraft leasing of any sort on the main taxiway or runwayLeased Premises, for commercial purposes, without all required development approvals, and a License from the Cities if and as required by the Airport’s Minimum Standards then in effect.
8.7 6.10 Lessee will conduct its operations in such a manner as to keep the noise produced by aircraft engines and component parts thereof, and any other noise, to a minimum, by such methods as are practicable, considering the extent and type of the operations of Lessee and the limitations of federal law. In addition, Lessee will employ the maximum amount of noise arresting and noise reducing devices that are available and economically practicable, considering the extent of their operations, but in no event less than those devices required by federal, state or local law. In its use of the Leased Premises, Lessee shall repair any take all possible care, exercise caution and use commercially reasonable efforts to minimize prop or jet blast interference and prevent jet blast damage to any off site improvements caused by aircraft operating on taxiways and to buildings, structures and roadways, now located on or resulting from any activities which in the future may be located on areas adjacent to the Leased Premises. In the event the Cities determine that Lessee has not curbed the prop or operations jet blast interference and/or damage, Lessee hereby covenants and agrees to erect and maintain at its own expense such structure or structures as may be necessary to prevent prop or jet blast interference, subject, however, to the prior written approval of the LesseeCities as to type, or Lessee's agents, employees manner and contractorsmethod of construction.
8.8 6.11 Following the completion of construction of the Hangars, Lessee will provide shall not store nor permit the City with keysstorage of disabled aircraft or any equipment or materials outside of the Hangars constructed on the Leased Premises, combinations, or access codes to all gates installed on leased premiseswithout the written approval of the Cities.
8.9 Lessee will provide 6.12 On forms and at the City with an inventory of all aircraft stored on Leased Premises; such inventory will include aircraft type and registration number (“N- Number”), and will be provided annually when requested frequency prescribed by the Airport Manager, and with respect to each aircraft stored on the Leased Premises, Lessee shall provide the Cities with the (a) make and model (b) N- number and (3) identity and address of the registered owner. This requirement shall apply to aircraft whether owned by Lessee or another party, and regardless of whether its storage is subject to the Minimum Standards.

8.3 Lessee shall comply with all written instructions of the City in disposing of its trash and refuse at Lessee’s expense, and shall use a system of refuse disposal approved by the City. 8.4 The manner of handling and disposing of trash, garbage and other refuse and the frequency of removal thereof from the Airport premises shall at all times be is subject to the rules, regulations, and approval of City. Lessee, at Lessee’s expense, shall place a refuse disposal container on the leasehold and comply with all written instructions of the City in disposing of its trash and refuse.

Drivers must give way to aircraft at all times, and obey instructions issued by Air Traffic Controllers and Airport employees.
8.7 8.8 Lessee shall repair any damage to any off off-site improvements caused by or resulting solely from any activities or operations of the Lessee, or Lessee's agents, employees and contractors.
8.8 8.9 Lessee will provide the City with keys, combinations, or access codes to all gates installed on leased premises.

ADDITIONAL OBLIGATIONS OF LESSEE. 8.1 10.1 Lessee may store aircraft components, equipment, parts, non-flammable and non-hazardous bulk liquids, scrap lumber, metal, machinery or other materials related to the conduct of its business on the Leased Premises, provided, however, that such storage shall be done only within a fully enclosed area screened from view. No storage may be done on any apron, ramp or taxiway, without prior written approval of the Manager.
10.2 Derelict aircraft, inoperative ground vehicles, unused ramp equipment, scaffolding, hoists and related items not regularly and routinely in use as part of Lessee’s business shall not be kept on the Premises unless such materials are maintained within a fully enclosed permanent structure.
10.3 No portable structures are allowed to be placed or to remain on the Leased Premises. Portable structures include campers, recreational vehicles (RVs), trailers, portable hangars, storage containers, etc.
10.4 Violation of the requirements of these Sections 10.1, 10.2 and 10.3 shall be cured by Lessee to the satisfaction of the Director or Manager within thirty (30) days of posting of the property or notice to Lessee to remove said stored equipment or materials, or Director or Manager shall have the right to remove said stored equipment or materials at Lessee’s expense.
10.5 Lessee shall conduct its operations hereunder in an orderly and proper manner, considering the nature of such operation so as not to unreasonably annoy, disturb, endanger or be offensive to others.
10.6 Further, Lessee shall take all reasonable measures not to produce in on the Airport any disturbance that interferes with the operation by the Lessor County or the Federal Aviation Administration or its designated agent of air navigationnavigational, communication or flight equipment on the Airport. .

8.2 10.8 Lessee shall comply with all applicable environmental, health and safety laws, laws and requirements of and any other federal, state or municipal laws, ordinances, rules, regulations and requirements, . Xxxxxx agrees to allow the Director or Manager access to premises and records to investigate compliance with all applicable laws if there is reason to the Leased Premises and the improvements thereon and its operations at the Airport hereundersuspect negligence or willful non- compliance.
8.3 10.9 Lessee shall comply with all written instructions of the City in disposing of its trash Director or Manager and refuse at Lessee’s expenseapplicable federal, state, and shall use a system of refuse disposal approved by the City. The manner of handling local laws, ordinances, and regulations in disposing of trash, garbage and other refuse and the refuse. The frequency of removal thereof from the Airport premises shall at all times be subject to the rules, regulations, regulations and approval of Citythe Director or Manager. All disposal of trash, garbage, refuse and wastes shall be at regular intervals and at the expense of the Lessee.

10.11 Lessee shall not do, not nor permit to be done, anything which may interfere with the effectiveness or accessibility of the drainage system, sewage sewerage system, fire protection system, sprinkler system, alarm system, system and fire hydrants and hoses, if any are any, installed or located on the Leased Premises.
8.5 10.12 Lessee shall take measures to insure security in compliance with Federal Air Regulations and the Airport Security Plan.
10.13 Lessee shall not do, nor permit to be done, any act or thing upon the Leased Premises, which may constitute a hazardous condition so as to increase the risks attendant upon the operations permitted by the Agreement.
10.14 Lessee shall use only a working supply of flammable liquids within any covered or enclosed portion of the Leased Premises. The term “working supply”, as used in this Section 10.13, shall mean the amount consumed by Lessee during any normal workday. Any and all emergencies involving aircraft, Police Department, Fire Department or an ambulance other supplies of such liquids shall be reported kept and stored in safety containers of a type approved by the Underwriters Laboratories.
10.15 Except for services permitted under Section 3 hereof to be performed by Lessee or Xxxxxx’s subcontractors, Lessee shall provide prompt written notice to the Airport Director or Manager of any person, firm or his designee immediately after contacting corporation performing aircraft maintenance work, flight instruction of any sort, air taxi, aircraft charter or aircraft leasing of any sort on the appropriate public safety agenciesLeased Premises for commercial purposes without a valid permit from the Director or Manager.
8.6 10.16 In connection with the conduct of Xxxxxx’s business, the Lessee shall maintain, in accordance with generally accepted accounting principles, consistently applied during the term hereof, Xxxxxx’s records and books of account, recording all transactions at, through or in any way connected with the Airport. Such records and books of account shall be kept at all times at the Lessee's automobiles’s place of business at the Airport.
10.17 Lessee shall permit in ordinary business hours during the term hereof and for one year thereafter the examination and audit by employees or representatives of the County or Manager of such records and books of account. If such inspection is made by said representatives and it is determined as a result thereof that Xxxxxx has underpaid County or Manager by more than five percent (5%) of the amount to which it is entitled under Section 4.4 hereof, trucks Xxxxxx shall reimburse County or Manager for its costs of making such inspection of said books and records, and this obligation or reimbursement shall be in addition to all other vehicles and ancillary equipment obligations of Lessee hereunder. Termination of this agreement for fraud shall not operate on the main taxiway or runwayserve to nullify such obligations.
8.7 Lessee shall repair any damage to any off site improvements 10.18 It is the intent of the Parties hereto that noise, including, but not limited to, noise caused by aircraft engine operation, shall be held to a minimum. To this end, Lessee will conduct its operations in such a manner as to keep the noise produced by aircraft engines and component parts thereof, or resulting from any activities other noise, to a minimum by the use of such methods or devices as are practicable, considering the extent and type of the operations of the Lessee, but in no event less than those devices or Lessee's agentsprocedures that are required by federal, employees state or local law. In addition, Lessee shall use its best efforts to minimize prop or jet blast interference to aircraft operating on or to buildings, structures and contractors.

8.2 6.4 The Lessee shall comply with all health and safety laws, requirements of laws and any other federal, state or municipal laws, ordinances, rules, regulations and requirements, building codes applicable to the Leased Premises and the improvements thereon and its operations at the Airport Park hereunder.
8.3 6.5 The Lessee shall comply with be responsible for removal from the Park of all written instructions garbage, debris and other waste materials (whether solid or liquid) arising out of its occupancy of the City in disposing Leased Premises or out of its operations. The Lessee shall dispose of its sewage through the sewerage system operated by the Town of Newburgh. The Lessee shall provide and use suitable covered metal or other rigidly and sturdily constructed receptacles, suitably screened from public view, for all garbage, trash and other refuse at Lessee’s expensecreated on or arising in connection with the activities conducted on the Leased Premises. Piling of boxes, and shall use a system of refuse disposal approved by cartons, barrels or other similar items, in an unsightly or unsafe manner, on or about the CityLeased Premises is forbidden. The manner of handling and disposing of trash, garbage and other refuse and the frequency of removal thereof from the Airport Park premises shall at all times be subject to the lawful and reasonable rules, regulations, regulations and approval of Citythe Department.
8.4 6.6 The Lessee shall commit no nuisance or waste on the Leased Premises,and shall not do, not or permit to be done, anything which may interfere result in the creation, commission or maintenance of such nuisance, waste on the Leased Premises.
6.7 The Lessee shall not do, nor permit to be done, anything which may nterfere with the effectiveness or accessibility of the drainage system, sewage sewerage system, fire protection system, sprinkler system, alarm system, system and fire hydrants and hoses, if any are any, installed or located on the Leased Premises.
8.5 Any 6.8 The Lessee shall not overload any floor, structure, structural member or paved area on the Leased Premises and all emergencies involving aircraftshall repair at the Lessee's expense any floor, Police Departmentstructure, Fire structural member, or any paved area damaged by overloading without limiting the Lessee's obligations pursuant to Article 5 hereof.
6.9 The Lessee shall not do, nor permit to be done, any act or thing upon the Leased Premises which will cause a default in, or invalidate, any fire insurance policies applicable to the Leased Premises or any part thereof.
6.10 From time to time, the Department or an ambulance may conduct pressure, water flow, and other appropriate tests of the fire extinguishing system and apparatus which constitutes a part of the Leased Premises, if installed, and the Lessee's proportionate share of the cost of which tests shall be reported paid to the Airport Manager or his designee immediately after contacting Department by the appropriate public safety agenciesLessee upon demand.
8.6 Lessee's automobiles6.11 Except for the accommodation of its employees and guests, trucks the Lessee shall not install, maintain, operate or permit the installation, maintenance or operation of any restaurant, kitchen, stand or other vehicles and ancillary equipment shall not operate on establishment of any type for the main taxiway sale of food or runwayof any vending machines or device designed to dispense or sell merchandise or services of any kind to the general public.
8.7 6.12 It is the intent of the parties hereto that noise shall be held to a reasonable minimum. To this end the Lessee shall repair will conduct its operations in such a manner as to keep the noise produced by trucks and other mechanical and electrical equipment thereof or any damage other noise to any off site improvements caused a minimum by or resulting from any activities or such methods as are practicable, considering the extent and type of the operations of the Lessee, or Lessee's agents, employees and contractors.

Lessee agrees to allow Authority access to premises and records to investigate compliance with all applicable laws if there is reason to suspect negligence or willful non-compliance.
8.3 7.5 Lessee shall comply with all written instructions of the City in disposing of its trash Authority and refuse at Lessee’s expenseapplicable Federal, state, and shall use a system of refuse disposal approved by the City. The manner of handling local laws, ordinances, and regulations in disposing of trash, garbage and other refuse and refuse; the frequency of removal thereof from the Airport premises shall at all times be subject to the rules, regulations, regulations and approval of CityAuthority. All disposal of trash, garbage, refuse and wastes shall be at the expense of the Lessee.
8.4 7.6 Lessee shall not commit, nor permit to be done, anything that may result in the commission of a nuisance, waste or injury on the Leased Premises.
7.7 Lessee shall not do, not nor permit to be done, anything which may interfere with the effectiveness or accessibility of the drainage system, sewage sewerage system, fire protection system, sprinkler system, alarm system, system and fire hydrants and hoses, if any are any, installed or located on the Leased Premises.
8.5 7.8 Lessee shall take measures to insure security in compliance with Federal Air Regulations and the Airport Security Plan and the Newnan Coweta Airport Authority rules and regulations.
7.9 Lessee shall not do, nor permit to be done, any act or thing upon the Leased Premises, which may constitute a hazardous condition so as to increase the risks attendant upon the operations permitted by the Agreement.
7.10 Lessee shall use only a working supply of flammable liquids within any covered or enclosed portion of the Leased Premises. The term "working supply" as used in this Section 7.10 shall mean the amount consumed by Lessee during any normal workday. Any and all emergencies involving aircraft, Police Department, Fire Department or an ambulance other supplies of such liquids shall be reported kept and stored in safety containers of a type approved by the Underwriters Laboratories.
7.11 Except for services permitted under Section 3 hereof to be performed by Lessee or Lessee's subcontractors, Lessee shall provide prompt written notice to the Airport Manager Authority of any person, firm or his designee immediately after contacting corporation performing aircraft maintenance work, flight instruction of any sort, air taxi, aircraft charter or aircraft leasing of any sort on the appropriate public safety agenciesLeased Premises for commercial purposes without a valid permit from the Authority.
8.6 Lessee's automobiles7.12 It is the intent of the parties hereto that noise, trucks or other vehicles and ancillary equipment shall including but not operate on the main taxiway or runway.
8.7 Lessee shall repair any damage to any off site improvements limited to, noise caused by aircraft engine operation shall be held to a minimum. To this end the Lessee will conduct its operations in such a manner as to keep the noise produced by aircraft engines and component parts thereof or resulting from any activities other noise to a minimum by the use of such methods or devices as are practicable, considering the extent and type of the operations of the Lessee, but in no event less than those devices or Lessee's agentsprocedures that are required by Federal, employees State or local law. In addition, Lessee shall use its best efforts to minimize prop or jet blast interference to aircraft operating on or to buildings, structures and contractors.
8.8 Lessee will provide roadways, now located on or which in the City with keys, combinations, or access codes future may be located on areas adjacent to all gates installed on leased premises.
8.9 Lessee will provide the City with an inventory of all aircraft stored on Leased Premises; such inventory will include aircraft type and registration number (“N- Number”), and will be provided annually when requested by the Airport Manager.

ADDITIONAL OBLIGATIONS OF LESSEE. 8.1 6.1 Lessee shall conduct its operations in an orderly and proper manner, considering the nature of such operations, so as not to unreasonably annoy, disturb, endanger or offend others.

8.2 6.3 Lessee and its agents shall comply with all health and safety laws, requirements of any other federal, state or and municipal laws, ordinances, rules, regulations and requirements, applicable to the Leased Premises Airport’s Minimum Standards, Airport security rules and the improvements thereon regulations, and its operations at the other Airport hereunder.
8.3 Lessee shall comply with all written instructions Rules and regulations, as they now exist or may hereafter be amended or promulgated, including without limitation Chapter 13.20 of the City in disposing Code of its trash Ordinances and refuse at Lessee’s expensewith other applicable federal and state laws and permits pertaining to stormwater management.
6.4 Lessee shall commit no nuisance, waste or injury on the Leased Premises, and shall use a system of refuse disposal approved by the City. The manner of handling and disposing of trash, garbage and other refuse and the frequency of removal thereof from the Airport premises shall at all times be subject to the rules, regulations, and approval of City.
8.4 Lessee shall not do, not or permit to be done, anything that may result in the creation, commission or maintenance of such nuisance, waste or injury on the Leased Premises.
6.5 Lessee shall neither do nor permit anything which may interfere with the effectiveness or accessibility of the drainage system, sewage sewerage system, fire protection system, sprinkler system, alarm system, system and fire hydrants and hoses, if any are any, installed or located on the Leased Premises.
8.5 Any 6.6 Lessee shall neither do nor permit any act or thing which will invalidate or conflict with any fire insurance policies or regulations applicable to the Leased Premises or other contiguous premises at the Airport.
6.7 Lessee shall not install, maintain, operate or permit the installation, maintenance or operation of any restaurant, kitchen, stand or other establishment of any type for the sale of food unless required permits for that activity are first obtained from the City.
6.8 Except for uses permitted under Article 3 hereof to be performed by Lessee, Lessee shall not provide or allow to be provided aircraft flight instruction of any sort, air taxi, aircraft charter or aircraft leasing of any sort on the Leased Premises, for commercial purposes, without all required development approvals, and a License from the City if and as required by the Airport’s Minimum Standards or Rules then in effect.
6.9 Lessee will conduct its operations in such a manner as to keep the noise produced by aircraft engines and component parts thereof, and any other noise, to a minimum, by such methods as are practicable, considering the extent and type of the operations of Lessee and the limitations of federal law. In addition, Lessee will employ the maximum amount of noise arresting and noise reducing devices that are available and economically practicable, considering the extent of their operations, but in no event less than those devices required by federal, state or local law. In its use of the Leased Premises, Lessee shall take all possible care, exercise caution, and use commercially reasonable efforts to minimize prop or jet blast interference and prevent jet blast damage to aircraft operating on taxiways and to buildings, structures and roadways, now located on or which in the future may be located on areas adjacent to the Leased Premises. If the City determines that Lessee has not curbed the prop or jet blast interference or damage, Lessee covenants to erect and maintain at its own expense such structure or structures as may be necessary to prevent prop or jet blast interference, subject, however, to the prior written approval of the City as to type, manner and method of construction.
6.10 Lessee shall not store nor permit the storage of disabled aircraft, vehicles, or any equipment or materials outside of the Hangars constructed on the Leased Premises, without the written approval of the City. No aircraft that is unairworthy may remain outside of a hangar for more than 20 days. Concerning any aircraft that has remained outside the hangars on the Leased Premises for more than 20 days, upon request Lessee shall provide written certification from an FAA licensee holding Inspection Authorization stating such aircraft is airworthy. If Lessee fails to comply with this requirement after a written request by Lessee to comply, Lessor may (but is not required to) cause the removal of any such aircraft at Lessee’s expense by any means that Lessor determines, in its sole discretion, to be in Lessor's best interests. The costs of such removal shall constitute additional rent.
6.11 On forms and at the frequency prescribed by the Airport Manager, and with respect to each aircraft stored on the Leased Premises, Lessee shall provide the City with the (a) make and model, (b) N-number, and (c) identity and address of the registered owner. This requirement shall apply to aircraft whether owned by Lessee or another party, and regardless of whether its storage is subject to the Minimum Standards or Rules.
6.12 Lessee shall obtain and maintain in current status all permits and licenses required under any law or regulation. If Lessee receives notice from any governmental entity that Lessee lacks, or is in violation of, any such permit or license, Lessee shall provide City with timely written notice of the same.
6.13 Lessee shall pay (before their respective due dates) all taxes, fees, assessments, and levies that relate to Lessee’s use, occupancy, or operations at the Leased Premises or the Airport, and all emergencies involving aircraftother obligations for which a lien may be created thereto (including, Police Departmentbut not limited to, Fire Department utility charges and work for any improvements for which the City is not obligated to pay).
6.14 In addition to Lessee's indemnification obligations set forth in this Agreement, Lessee, at Lessee’s sole cost, shall repair or replace (to Lessor's reasonable satisfaction) any damaged property that belongs to Lessor or Lessor's other lessees to the extent that such damage arises from or relates to an ambulance act or omission of Lessee or Lessee’s Associates. Lessee shall promptly notify Lessor of any such property damage. If Lessee discovers any other potential claims or losses that may affect Lessor, Lessee shall promptly notify Lessor of the same.
6.15 Lessee shall comply with all security measures that Lessor, the United States Transportation Security Administration, or any other governmental entity having jurisdiction may require in connection with the Airport, including any access credential requirements, any decision to remove Lessee’s access credentials, and any civil penalty obligations and other costs arising from a breach of security requirements caused or permitted by Lessee or Lessee’s Associates. Lessee agrees that Airport access credentials, if adopted in the future, shall be reported the property of Lessor and may be suspended or revoked by Lessor in its sole discretion at any time. Lessee shall pay all fees associated with such credentials, and Lessee shall immediately report to the Airport Manager any lost credentials or his designee immediately after contacting credentials that Lessee removes from any employee or any of Lessee’s Associates. Lessee shall protect and preserve security at the appropriate public safety agenciesAirport.
8.6 Lessee's automobiles6.16 When consistent with Laws and Regulations, trucks or other vehicles and ancillary equipment shall not operate on the main taxiway or runway.
8.7 Lessee shall repair any damage promptly remove or cause to any off site improvements caused by or resulting be removed from any activities or operations portion of the Airport not leased by Lessee the Aircraft or any other aircraft that Lessee owns or controls if it becomes unairworthy. Lessee may store such aircraft within Lessee, or Lessee's agents, employees and contractors’s enclosed improvements.
8.8 Lessee will provide the City with keys, combinations, or access codes to all gates installed on leased premises.
8.9 Lessee will provide the City with an inventory of all aircraft stored on Leased Premises; such inventory will include aircraft type and registration number (“N- Number”), and will be provided annually when requested by the Airport Manager.

6.7 Lessee and its sublessees shall be reported responsible for complying with all laws and regulations related to the Airport Manager installation, maintenance or his designee immediately after contacting operation of any restaurant, kitchen, stand or other establishment of any type for the appropriate public safety agenciessale of food or of any vending machines or device designed to dispense or sell merchandise or services of any kind to the general public.
8.6 Lessee's automobiles6.8 Except for uses permitted under Article 3 hereof, trucks or other vehicles and ancillary equipment Lessee shall not operate provide or allow to be provided, any services of any sort on the main taxiway or runwayLeased Premises for commercial purposes without all required development approvals, and a license from the Cities if and as required by the Minimum Standards then in effect.
8.7 6.9 Lessee will conduct its operations and require its sublessees to conduct their operations in such a manner as to keep the noise produced by aircraft engines and component parts thereof, and any other noise, to a minimum, by such methods as are practicable, considering the extent and type of the operations of Lessee and/or its sublessees and the limitations of federal law. Lessee and its sublessees agree that all aircraft based on the Leased Premises shall repair any comply with the noise standards established under Part 36 of Title 14 of the Code of Federal Regulations (“FAR 36”) as amended from time to time. In addition, Lessee and its sublessees will employ the maximum amount of noise arresting and noise reducing devices that are available and economically practicable, considering the extent of their operations, but in no event less than those devices required by federal, state or local law. 8.5 8.6 Any and all emergencies involving aircraft, Police Department, Fire Department or an ambulance shall be reported to the Airport Manager or his designee immediately after contacting the appropriate public safety agencies.
8.6 8.7 Lessee's automobiles, trucks or other vehicles and ancillary equipment shall not operate on in the main taxiway or runwayaircraft movement area without establishing radio contact with the Air Traffic Control Tower. Drivers must give way to aircraft at all times, and obey instructions issued by Air Traffic Controllers and Airport employees.
8.7 8.8 Lessee shall repair any damage to any off off-site improvements caused by or resulting solely from any activities or operations of the Lessee, or Lessee's agents, employees and contractors.
8.8 8.9 Lessee will provide the City with keys, combinations, or access codes to all gates installed on leased premises.
8.9 8.10 Lessee will provide provide, at the City with Airport Manager’s request, an inventory of all aircraft stored on Leased Premises; such inventory will include aircraft type and registration number (“N- N-Number”), and will be provided annually when requested by ) as required to update the Airport ManagerFederal Aviation Administration’s National Based Aircraft Inventory Program database.

E. If the City shall so request, the Lessee agrees to require its employees to wear or carry badges or other suitable means of identification, which shall be subject to the prior and continuing approval of the Airport Director.
F. The Lessee shall comply with all health and safety laws, laws and requirements of and any other federal, state or municipal laws, ordinances, rules, regulations and requirements, applicable to the Leased Premises and and/or the improvements thereon and its operations at the Airport hereunder.
8.3 Lessee shall comply with all written instructions of the City in disposing of its trash and refuse at Lessee’s expense, and shall use a system of refuse disposal approved by the City. G. The manner of handling and disposing of trash, garbage and other refuse and the frequency of removal thereof from the Airport premises shall at all times be subject to the rules, regulations, and approval of City.

8.5 Any H. The Lessee shall not overload any floor, structure, structural member on the Leased Premises, or paved area elsewhere on the Airport, and all emergencies involving aircraftshall repair at the Lessees expense any floor, Police Departmentstructure, Fire Department structural member, or an ambulance any paved area damaged by overloading, which repair work shall be reported performed in accordance with the Lessee’s obligations pursuant to Section VII above.
I. The Lessee shall not do, nor permit to be done, any act or thing upon the Leased Premises:
1) Which will invalidate or conflict with any fire insurance policies as applicable to the Airport Manager Leased Premises or his designee immediately after contacting any part thereof; or other contiguous premises at the appropriate public safety agenciesAirport; nor,
2) Which may constitute a hazardous condition that increases the risks attendant upon the operations permitted by this Lease.
8.6 Lessee's automobilesJ. The Lessee understands that no outside storage is permitted. In this regard, trucks it is specifically understood and agreed that no vehicles, trailers, campers, boats, recreational vehicles, or other vehicles and ancillary tractor-trailers are to be stored in the public parking lot or any part of the airport. At no time will the Lessee park any vehicle, aircraft or equipment shall not operate on in any airport safety area, taxilane or taxiway that may obstruct the main use of such taxiway or runwaytaxilane.
8.7 K. The Lessee shall repair be prohibited from keeping any damage to any off site improvements caused by animals, domestic or resulting from any activities or operations of otherwise, within the Lessee, or Lessee's agents, employees and contractors.
8.8 Lessee will provide the City with keys, combinations, or access codes to all gates installed on leased premises.
8.9 Lessee will provide the City with an inventory of all aircraft stored on Leased Premises; , except for those animals such inventory will include aircraft type as Seeing Eye dogs and registration number (“N- Number”), and will be provided annually when requested others protected by the Airport Managerfederal accessibility standards.

Xxxxxx agrees to allow County access to premises and records to investigate compliance with all applicable laws if there is reason to suspect negligence or willful non-compliance.
8.3 10.5 Lessee shall comply with all written instructions of the City in disposing of its trash County and refuse at Lessee’s expenseapplicable Federal, state, and shall use a system of refuse disposal approved by the City. Any and all emergencies involving aircraft, Police Department, Fire Department or an ambulance other supplies of such liquids shall be reported kept and stored in safety containers of a type approved by the Underwriters Laboratories.
10.11 Except for services permitted under Section 3 hereof to be performed by Lessee or Lessee's subcontractors, Lessee shall provide prompt written notice to the Airport Manager County of any person, firm or his designee immediately after contacting corporation performing aircraft maintenance work, flight instruction of any sort, air taxi, aircraft charter or aircraft leasing of any sort on the appropriate public safety agenciesLeased Premises for commercial purposes without a valid permit from the County.
8.6 Lessee's automobiles10.12 It is the intent of the parties hereto that noise, trucks or other vehicles and ancillary equipment shall including but not operate on the main taxiway or runway.
8.7 Lessee shall repair any damage to any off site improvements limited to, noise caused by aircraft engine operation shall be held to a minimum. To this end, the Lessee will conduct its operations in such a manner as to keep the noise produced by aircraft engines and component parts thereof or resulting from any activities other noise to a minimum by the use of such methods or devices as are practicable, considering the extent and type of the operations of the Lessee, but in no event less than those devices or Lessee's agentsprocedures that are required by Federal, employees state or local law. In addition, Lessee shall use its best efforts to minimize prop or jet blast interference to aircraft operating on or to buildings, structures and contractors.
8.8 Lessee will provide roadways, now located on or which in the City with keys, combinations, or access codes future may be located on areas adjacent to all gates installed on leased premises.
8.9 Lessee will provide the City with an inventory of all aircraft stored on Leased Premises; such inventory will include aircraft type and registration number (“N- Number”), and will be provided annually when requested by the Airport Manager.

8.4 Lessee shall not do, not nor permit to be done, anything which may interfere with the effectiveness or accessibility of the drainage system, sewage system, fire protection system, sprinkler system, alarm system, fire hydrants and hoses, if any are located on the Leased Premises.

8.6 Lessee's automobiles, trucks or other vehicles and ancillary equipment shall not operate on the main taxiway or runwayrunway unless radio contact is established, and maintained, with the Air Traffic Control Tower. Drivers must follow all instructions given.
8.7 Lessee shall repair any damage to any off site improvements caused by or resulting from any activities or operations of the Lessee, or Lessee's agents, employees and contractors.
8.8 Lessee will provide the City with keys, combinations, or access codes to all gates installed on leased premises.
8.9 Lessee will provide the City with an inventory of all aircraft stored on Leased Premises; such inventory will include aircraft type and registration number (“N- N-Number”), ) and will be provided annually when requested by the Airport ManagerManager or his/her designee.
8.10 Lessee shall comply with the Arlington Municipal Airport General Aviation Minimum Standards and the Arlington Municipal Airport Rules and Regulations, as currently enacted or as hereafter amended which are referenced herein for all purposes as if written word for word.

The manner of handling and disposing of trash, garbage and other refuse and the frequency of removal thereof from the Airport premises shall at all times be subject to the rules, regulations, and approval of Cityother Airport Rules and regulations, as they now exist or may hereafter be amended or promulgated.
8.4 6.4 Lessee shall commit no nuisance, waste or injury on the Leased Premises, and shall not do, not or permit to be done, anything that may result in the creation, commission or maintenance of such nuisance, waste or injury on the Leased Premises.
6.5 Lessee shall neither do nor permit anything which may interfere with the effectiveness or accessibility of the drainage system, sewage sewerage system, fire protection system, sprinkler system, alarm system, system and fire hydrants and hoses, if any are any, installed or located on the Leased Premises.

8.6 Lessee's automobiles6.8 Lessee shall not install, trucks maintain, operate or permit the installation, maintenance or operation of any restaurant, kitchen, stand or other vehicles establishment of any type for the sale of food or of any vending machines or device designed to dispense or sell merchandise or services of any kind to the general public, unless all required development approvals and ancillary equipment permits for that activity are first obtained from the City.
6.9 Except for uses permitted under Article 3 hereof to be performed by Lessee, Lessee shall not operate provide or allow to be provided aircraft maintenance work, flight instruction of any sort, air taxi, aircraft charter or aircraft leasing of any sort on the main taxiway Leased Premises, for commercial purposes, without all required development approvals, and a License from the City if and as required by the Airport’s Minimum Standards or runwayRules then in effect.
8.7 6.10 Lessee will conduct its operations in such a manner as to keep the noise produced by aircraft engines and component parts thereof, and any other noise, to a minimum, by such methods as are practicable, considering the extent and type of the operations of Lessee and the limitations of federal law. In addition, Lessee will employ the maximum amount of noise arresting and noise reducing devices that are available and economically practicable, considering the extent of their operations, but in no event less than those devices required by federal, state or local law. In its use of the Leased Premises, Lessee shall repair any take all possible care, exercise caution, and use commercially reasonable efforts to minimize prop or jet blast interference and prevent jet blast damage to any off site improvements caused by aircraft operating on taxiways and to buildings, structures and roadways, now located on or resulting from any activities which in the future may be located on areas adjacent to the Leased Premises. If the City determines that Lessee has not curbed the prop or operations jet blast interference or damage, Lessee covenants to erect and maintain at its own expense such structure or structures as may be necessary to prevent prop or jet blast interference, subject, however, to the prior written approval of the LesseeCity as to type, or Lessee's agents, employees manner and contractorsmethod of construction.
8.8 6.11 Following the completion of construction of the Hangars, Lessee will shall not store nor permit the storage of disabled aircraft or any equipment or materials outside of the Hangars constructed on the Leased Premises, without the written approval of the City. No aircraft that is unairworthy may remain outside of a hangar for more than 20 days. Concerning any aircraft that has remained outside the hangars on the Leased Premises for more than 20 days, upon request Lessee shall provide written certification from an FAA licensee holding Inspection Authorization stating such aircraft is airworthy. If Xxxxxx fails to comply with this requirement after a written request by Xxxxxx to comply, Lessor may (but is not required to) cause the removal of any such aircraft at Lessee’s expense by any means that Lessor determines, in its sole discretion, to be in Lessor's best interests.
6.12 On forms and at the frequency prescribed by the Airport Manager, and with respect to each aircraft stored on the Leased Premises, Lessee shall provide the City with keysthe (a) make and model, combinations, or access codes to all gates installed on leased premises.
8.9 Lessee will provide the City with an inventory of all aircraft stored on Leased Premises; such inventory will include aircraft type and registration number (“N- Number”)b) N-number, and will be provided annually when requested (c) identity and address of the registered owner. This requirement shall apply to aircraft whether owned by Lessee or another party, and regardless of whether its storage is subject to the Airport ManagerMinimum Standards or Rules.

The Lessee shall comply with all health and safety laws, laws and requirements of and any other federal, state or municipal laws, ordinances, rules, regulations and requirements, applicable to the Leased Premises and and/or the improvements thereon and its operations at the Airport hereunder.
8.3 . Lessee shall comply with all written instructions of be responsible for removal from the City in Airport, or otherwise disposing of its trash and refuse at Lessee’s expense, and shall use in a system of refuse disposal manner approved by the City, all garbage, debris and other waste materials (whether solid or liquid) arising out of its occupancy of the Leased Premises or out of its operations. The Lessee shall dispose of its sewage through the City’s system. Piling of boxes, cartons, barrels or other similar items, in an unsightly or unsafe manner, on or about the Leased Premises is forbidden. The manner of handling and disposing of trash, garbage and other refuse and the frequency of removal thereof from the Airport premises shall at all times be subject to the rules, regulations, regulations and approval of the City.
8.4 . Lessee shall use extreme care when effecting removal of all such waste to prevent littering the Airport premises. The Lessee shall not do, not nor permit to be done, anything which may interfere with the effectiveness or accessibility of the drainage system, sewage sewerage system, fire protection system, sprinkler system, alarm system, or security system and fire hydrants and hoses, if any are any, installed or located on the Leased Premises.
8.5 Any and all emergencies involving aircraft, Police Department, Fire Department or an ambulance shall be reported to the Airport Manager or his designee immediately after contacting the appropriate public safety agencies.
8.6 Lessee's automobiles, trucks or other vehicles and ancillary equipment . The Lessee shall not operate overload any paved area on the main taxiway Leased Premises, or runway.
8.7 Lessee paved area elsewhere on the Airport, and shall repair any damage to any off site improvements caused by or resulting from any activities or operations of at the Lessee’s expense any structure, structural member, or any paved area damaged by overloading without limiting the Lessee's agents’s obligations of this Agreement. The Lessee expressly agrees for itself to restrict the height of structures, employees objects of natural growth and contractors.
8.8 Lessee will provide other obstructions on the City hereinafter described real property to such a height so as to comply with keysFederal Aviation Regulations, combinationsPart 77, or access codes and/or any other regulations promulgated by proper authority. The Lessee, at its own expense, agrees to remove all gates installed on leased premises.
8.9 Lessee will provide snow and ice, appropriate for lot surface, from the City with an inventory of all aircraft stored on Leased Premises; such inventory . The Lessee or its contractors will include aircraft type and registration number (“N- Number”), and will be provided annually when requested not interfere with any snow or ice removal operations being conducted by the Airport Manageror its contractors. The Lessee shall be prohibited from keeping any animals, domestic or otherwise, within the Lease Premises, except for those animals such as Seeing Eye dogs and others protected by federal accessibility standards.

8.3 E. Lessee shall comply with all written instructions of the City in disposing of its trash and refuse at Lessee’s expense, and shall use a system of refuse disposal approved by the City. The manner of handling and disposing of trash, garbage and other refuse and the frequency of removal thereof from the Airport premises shall at all times be subject to the rules, regulations, and approval of City.
8.4 F. Lessee shall not commit nor permit to be done anything which may result in the commission of a nuisance, waste or injury on the Property.
G. Lessee shall not do, not nor permit to be done, anything which may interfere with the effectiveness or accessibility of the drainage system, sewage sewerage system, fire protection system, sprinkler system, alarm system, system and fire hydrants and hoses, if any are any, installed or located on the Leased PremisesProperty.
8.5 Any and all emergencies involving H. Lessee shall take measures to ensure security in accordance with generally accepted security procedures.
I. Lessee shall not do, nor permit to be done, any act or thing upon the Property:
1. Which may constitute a hazardous condition so as to increase the risks attendant upon the operations permitted by this Lease; or
2. Which will invalidate or conflict with any fire insurance policies or regulations, Uniform Fire Code, N.F.P.A. Standard No. 409 for operation of aircraft, Police Departmentand other provisions as applicable to the Property or other contiguous premises at the Airport.
J. Lessee shall provide prompt written notice to the City of any person or entity performing aircraft maintenance work, Fire Department flight instruction, air taxi, aircraft charter or an ambulance aircraft leasing of any sort on the Airport for commercial purposes without a valid permit from the City.
K. Lessee shall not overload any floor, structure or structural member on the Property, or any paved area on the Airport, and shall repair at Lessee’s expense any floor, structure, structural member or any paved area damaged by overloading.
L. Lessee shall conduct its operations in such a manner as to keep the noise produced by aircraft engines and component parts thereof or any other noise to a minimum by the use of such methods or devices as are practicable, considering the extent and type of the operations of Lessee. In addition, all possible care, caution and precaution shall be reported used to minimize prop or jet blast interference to aircraft operations or to buildings, structures and roadways now located on, or which in the future may be located on, areas adjacent to the Airport Manager or his designee immediately after contacting the appropriate public safety agenciesAirport.
8.6 Lessee's automobiles, trucks or other vehicles and ancillary equipment shall not operate on the main taxiway or runway.

ADDITIONAL OBLIGATIONS OF LESSEE. 8.1 11.1 Lessee may store aircraft components, equipment, parts, non-flammable and non-hazardous bulk liquids, scrap lumber, metal, machinery or other materials related to the conduct of its business on the Leased Premises, provided, however, that such storage shall be done only within a fully enclosed area screened from view. No storage may be done on any apron, ramp or taxiway, without prior written approval of the Manager.
11.2 Derelict aircraft, inoperative ground vehicles, unused ramp equipment, scaffolding, hoists and related items not regularly and routinely in use as part of Lessee’s business shall not be kept on the Leased Premises unless such materials are maintained within a fully enclosed, permanent structure.
11.3 Violation of the requirements of these Sections 11.1 and 11.2 shall be deemed a default if the condition has not been cured to the satisfaction of the Manager within thirty (30) days of posting of the property or notice to Lessee to remove said stored equipment or materials.
11.4 Lessee shall conduct its operations hereunder in an orderly and proper manner, considering the nature of such operation so as not to unreasonably annoy, disturb, endanger or be offensive to others.
11.5 Further, Lessee shall take all reasonable measures not to produce in on the Airport any disturbance that interferes with the operation by the Lessor County or the Federal Aviation Administration or its designated agent of air navigationnavigational, communication or flight equipment on the Airport. .
11.6 Lessee shall control the conduct and demeanor of its officers, agents, employees, inviteesinvitees and, and upon objection from Lessor County concerning the conduct, conduct or demeanor of any such person, Lessee shall immediately take all lawful steps necessary to remove the cause of the objection.
8.2 11.7 Lessee shall comply with all environmental, health and safety laws, laws and requirements of and any other federalFederal, state or municipal laws, ordinances, rules, regulations and requirements, requirements applicable to the Leased Premises and Premises, the improvements thereon and its operations at the Airport hereunder. Xxxxxx agrees to allow County access to premises and records to investigate compliance with all applicable laws if there is reason to suspect negligence or willful non-compliance.
8.3 11.8 Lessee shall comply with all written instructions of the City in disposing of its trash Co unty and refuse at Lessee’s expenseapplicable Federal, state, and shall use a system of refuse disposal approved by the City. The manner of handling local laws, ordinances, and regulations in disposing of trash, garbage and other refuse and the refuse. The frequency of removal thereof from the Airport premises shall shall, at all times times, be subject to the rules, regulations, regulations and approval of CityCounty. All disposal of trash, garbage, refuse and wastes shall be at regular intervals and at the expense of the Lessee.
8.4 11.9 Lessee shall not commit, nor permit to be done, anything which may result in the commission of a nuisance, waste, or injury on the Leased Premises.
11.10 Lessee shall not do, not nor permit to be done, anything which may interfere with the effectiveness or accessibility of the drainage system, sewage sewerage system, fire protection system, sprinkler system, alarm system, system and fire hydrants and hoses, if any are any, installed or located on the Leased Premises.
8.5 11.11 Lessee shall take measures to insure security in compliance with Federal Air Regulations and the Airport Security Plan.
11.12 Lessee shall not do, nor permit to be done, any act or thing upon the Leased Premises, which may constitute a hazardous condition so as to increase the risks attendant upon the operations permitted by the Agreement.
11.13 Lessee shall use only a working supply of flammable liquids within any covered or enclosed portion of the Leased Premises. The term “working supply”, as used in this Section 11.13, shall mean the amount consumed by Lessee during any normal work day. Any and all emergencies involving aircraft, Police Department, Fire Department or an ambulance other supplies of such liquids shall be reported kept and stored in safety containers of a type approved by the Underwriters Laboratories.
11.14 Except for services permitted under Section 3 hereof to be performed by Lessee or Lessee’s subcontractors, Lessee shall provide prompt written notice to the Airport Manager County of any person, firm or his designee immediately after contacting corporation performing aircraft maintenance work, flight instruction of any sort, air taxi, aircraft charter or aircraft leasing of any sort on the appropriate public safety agenciesLeased Premises for commercial purposes without a valid permit from the County.
8.6 Lessee's automobiles11.15 It is the intent of the Parties hereto that noise, trucks or other vehicles and ancillary equipment shall including, but not operate on the main taxiway or runway.
8.7 Lessee shall repair any damage to any off site improvements limited to, noise caused by aircraft engine operation, shall be held to a minimum. To this end, Lessee will conduct its operations in such a manner as to keep the noise produced by aircraft engines and component parts thereof, or resulting from any activities other noise, to a minimum by the use of such methods or devices as are practicable, considering the extent and type of the operations of the Lessee, but in no event less than those devices or Lessee's agentsprocedures that are required by Federal, employees state or local law. In addition, Lessee shall use its best efforts to minimize prop or jet blast interference to aircraft operating on or to buildings, structures and contractors.
8.8 Lessee will provide the City with keys, combinationsroadways now located on, or access codes which, in the future, may be located on areas adjacent to all gates installed on leased premises.
8.9 Lessee will provide the City with an inventory of all aircraft stored on Leased Premises; such inventory will include aircraft type and registration number (“N- Number”), and will be provided annually when requested by the Airport Manager.

8.2 Lessee shall conduct its operations hereunder in an orderly and proper manner, considering the nature of such operation so as not to unreasonably annoy, disturb, endanger or be offensive to others.
8.3 Lessee shall comply with all health and safety laws, laws and requirements of any other federal, state or municipal laws, ordinances, rules, regulations and requirements. Lessee agrees to observe and obey the City of Arlington General Aviation Minimum Standards, and Airport Rules and Regulations, as may be amended from time to time, applicable to the Leased Premises and the improvements thereon thereon, and its operations at the Airport hereunder.

8.5 8.6 Any and all emergencies involving aircraft, Police Department, Fire Department or an ambulance shall be reported to the Airport Manager or his designee immediately after contacting the appropriate public safety agencies.
8.6 8.7 Lessee's automobiles, trucks or other vehicles and ancillary equipment shall not operate on in the main taxiway or runwayaircraft movement area without establishing radio contact with the Air Traffic Control Tower. Drivers must give way to aircraft at all times, and obey instructions issued by Air Traffic Controllers and Airport employees.
8.7 8.8 Lessee shall repair any damage to any off off-site improvements caused by or resulting from any activities or operations of the Lessee, or Lessee's agents, employees and contractors.
8.8 8.9 Lessee will provide the City with keys, combinations, or access codes to all gates installed on leased premises.
8.9 8.10 Lessee will provide provide, at the City with Airport Manager’s request, an inventory of all aircraft stored on Leased Premises; such inventory will include aircraft type and registration number (“N- N-Number”), and will be provided annually when requested by ) as required to update the Airport ManagerFederal Aviation Administration’s National Based Aircraft Inventory Program database.
