Additional Rent Expenses. In accordance with and subject to the terms hereof, Tenant shall be responsible for certain expenses related to the Premises as and to the extent expressly provided in this Lease. All charges payable by Tenant to Landlord hereunder other than Base Rent are called "Additional Rent." All Base Rent or Additional Rent not paid by Tenant within five days of the due date shall bear interest at the lesser of (a) the highest rate allowable by law or (b) the rate of two percent (2%) over the quoted Prime Interest Rate published in the Wall Street Journal, computed from its due date (the "Lease Interest Rate").
