(c) The projected schedule of Basic Monthly Rent for each Additional Space is set forth on the attached Exhibit A; provided, however, that if the Delivery Date for any Additional Space occurs on a date other than the projected Delivery Date set forth above: (i) the commencement date for such Additional Space shall be on such other date (as memorialized in an instrument entered into between the Parties); (ii) for the first four (4) months on and after such commencement date, the Basic Monthly Rent for such Additional Space shall be at an annual cost of $8.00 per rentable square foot; (iii) following such first four (4)-month period, the annual cost per rentable square foot for such Additional Space shall at the same rate, on a per rentable square foot basis, as is payable for the third-floor premises (Suites 300 and 350) during the period concerned; and (iv) the Expiration Date for such Additional Space shall remain as July 31, 2025, subject to extension of the Term to July 31, 2026 if the Term for Suite 350 is extended to July 31, 2026 pursuant to Paragraph 3(b) of Exhibit A attached to the Second Amendment.

(c) The projected schedule of Basic Monthly Rent for each Additional Space is set forth on the attached Exhibit A; provided, however, that if the Delivery Date for any Additional Space occurs on a date other than the projected Delivery Date set forth aboveInclusion Date:
(i) the commencement date for such Additional Space Fixed Rent shall be on such other date (as memorialized increased by the then applicable Fixed Rent set forth in an instrument entered into between Section 2.02 above multiplied by the Parties)RSF contained in the Additional Space;
(ii) for the first four (4) months on and after such commencement date, the Basic Monthly Rent for such Additional Space Tenant’s Tax Share shall be at an annual cost of $8.00 per rentable square footincreased by 1.34%;
(iii) following such first four Tenant’s Operating Share shall be increased by 1.38%;
(4)-month periodiv) Tenant shall be entitled to an abatement of the Fixed Rent, Tax Payments and Operating Payments payable with respect to the Additional Space, which abatement shall commence on the Additional Space Inclusion Date for a period of time equal to the product of (A) three hundred (300) days multiplied by (B) a fraction, the annual cost per rentable square foot numerator of which is the number of full calendar months from the Additional Space Inclusion Date to the Expiration Date, and the denominator of which is the number of full calendar months from the Commencement Date to the Expiration Date (such fraction, the “Additional Space Factor”);
(v) Landlord’s Contribution for such Tenant’s Initial Alterations to the Additional Space shall at be in an amount equal to the same rateproduct of (A) Fifty ($50.00) Dollars per RSF of the Additional Space multiplied by (B) the Additional Space Factor; it being agreed that such reimbursement of Landlord’s Contribution for Tenant’s Initial Alterations to the Additional Space will be made in accordance with the provisions of Article 12 below, on a per rentable square foot basis, as is payable for the third-floor premises (Suites 300 and 350) during the period concernedapplied mutatis mutandis; and
(ivvi) Landlord shall not be required to perform Landlord’s Work or any other work, or pay any amounts other than Landlord’s Contribution for Tenant’s Initial Alterations to the Expiration Date for such Additional Space as described in Section 11.02(a)(iv) above, or render any services to make the Building or the Additional Space ready for Tenant’s use or occupancy, and Tenant shall remain accept the Additional Space in its “as July 31, 2025, subject to extension of is” condition on the Term to July 31, 2026 if the Term for Suite 350 is extended to July 31, 2026 pursuant to Paragraph 3(b) of Exhibit A attached to the Second AmendmentAdditional Space Inclusion Date.

Additional Space. 41.01. Tenant hereby leases from Landlord a portion of the basement of the Building (as shown on Exhibit D annexed hereto) ("Additional Space"), commencing February 1, 2002. Effective February 1, 2002, the Additional Space shall be delivered to Tenant vacant, broom clean, free of rights of tenants and occupants, and with the work set forth on Exhibit B, paragraph 2, substantially completed, the Lease of the Additional Space shall be included in this Lease, the Additional Space shall be included within the defined term "demised premises" and the Additional Space shall be governed by and subject to all of the terms and conditions of this Lease, and further, effective February 1, 2002, the fixed annual rent, as previously escalated by Section 1.01B, shall be increased by $1,100,000, which $1,100,000 shall be also subject, from and after the date of this Lease, to escalation pursuant to Section 1.01B. Landlord shall provide Tenant with $440,000 in connection with Tenant's work in the basement space, to be paid in accordance with the provisions of Section 6.09. There shall be no increase in Tenant's Tax Share as a result of Tenant leasing the Additional Space.
41.02. Provided that Young & Rubicam Inc. ("YR"), the current tenant on the fourth floor, has not exercised its right to renew its lease for the fourth floor by YR giving notice thereof to Landlord on or before June 1, 2002 (or YR has otherwise formally lost or waived in writing such right), and provided Tenant is then a tenant in the Building and is not in default under this Lease beyond any grace period, Tenant shall have one option (the "Fourth Floor Space Option") to lease from Landlord, effective June 1, 2003 (the "Fourth Floor Effective Date"), all of the fourth floor of the Building, as shown on Exhibit E annexed hereto ("Fourth Floor Space"). The Fourth Floor Space Option shall be exercised by Tenant giving Landlord notice ("Fourth Floor Notice") of its exercise of the Fourth Floor Space Option, on or before 30 days, time of the essence, after Landlord has given Tenant notice that YR has not exercised YR's renewal option or that YR has formally lost or waived in writing such right). Upon the giving of the Fourth Floor Notice and the occurrence of the Fourth Floor Effective Date, the lease of the Fourth Floor Space shall be included in this Lease, the Fourth Floor Space shall be included within the defined term "demised premises", the Fourth Floor Space shall be governed by and subject to all of the terms and conditions of this Lease, and further, effective June 1, 2003:
