AGREEMENTS AND DECLARATIONS. 11.1 It is agreed between you and us that if at any point prior to the commencement of the Length of Stay: 11.1.1 you are in debt to any group company of the Unite Group PLC or its associated joint ventures; or 11.1.2 you have been notified in writing by any group company of the Unite Group PLC or its associated joint ventures that you are not permitted to stay with Unite Students (whether such notice predates completion of this Tenancy Agreement or not); or 11.1.3 you are in breach of the usage guidelines in respect of our instant messaging service which facilitates tenants corresponding with flat mates prior to arrival (currently known as UChat); which usage guidelines are currently published on (1) the MyUnite app T&Cs and (2) the UChat community guidelines (both accessible at xxxxx://xxx.xxxxxxxxxxxxx.xxx/app-terms); or 11.1.4 you post material on social media platforms or elsewhere which we (acting reasonably) consider to be illegal, immoral, racist, posing a threat of violence or connected any act of terrorism (whether actual, fictional or proposed) 11.1.5 you cease to be a student in full time education; you will be in breach of this Tenancy Agreement and we shall be entitled (but not obliged) to terminate this Tenancy Agreement without any penalty on our part and with immediate effect. We shall inform you should we exercise our right to terminate the Tenancy Agreement under this clause. 11.2 It is further agreed between you and us that from the start of the Length of Stay if: 11.2.1 the whole or any part of the Rent is unpaid for one month after it becomes due (whether legally demanded or not); or 11.2.2 there has been a breach, non-performance or non-observance of your obligations under this Tenancy Agreement; or 11.2.3 you are in debt to any group company of the Unite Group PLC or its associated joint ventures arising from a previous tenancy agreement; or 11.2.4 you have been notified in writing by any group company of the Unite Group PLC or its associated joint ventures that you are not permitted to stay with Unite Students (whether such notice predates completion of this Tenancy Agreement or not); or 11.2.5 you are in breach of the usage guidelines in respect of our instant messaging service which facilitates tenants corresponding with flat mates prior to arrival (currently known as UChat) which usage guidelines are currently published on (1 the MyUnite app T&Cs and (2) the UChat community guidelines (both accessible at xxxxx://xxx.xxxxxxxxxxxxx.xxx/app-terms); or 11.2.6 you post material on social media platforms or elsewhere which we (acting reasonably) consider to be illegal, immoral, racist, posing a threat of violence or connected any act of terrorism (whether actual, fictional or proposed) 11.2.7 you cease to be a student in full time education; or 11.2.8 you engage in any criminal or anti-social behavior; or 11.2.9 any of the grounds set out in the Housing Xxx 0000 Schedule 2 Grounds 7A, 8, 10-15 (inclusive), or 17 apply; then you will be in breach of this Tenancy Agreement and we may apply for a Court Order for repossession of the Room. If the Court Order is enforced, the Tenancy Agreement will end immediately but without prejudice to any right of action or remedy either you or we may have in respect of any previous breach of the other's obligations under the Tenancy Agreement. 11.3 If the Room, Flat and/or Property are destroyed, or are otherwise damaged so as to make the Room and/or Flat incapable of occupation, then we or you may end the Tenancy Agreement by giving the other one month's written notice. 11.4 If we agree to allow you to occupy the Room prior to the start of the Length of Stay it shall be as a licensee only, but otherwise in accordance with the terms of this Tenancy Agreement (but only to the extent that the terms are relevant to a licence agreement).

11.2.9 9.1.3 any of the grounds set out in the Housing Xxx 0000 Act 1988 Schedule 2 Grounds 6, 7A, 7B, 8, 109-15 (inclusive), or and 17 apply; then ,
9.2 This does not affect your rights under the Protection from Eviction Act 1977. We cannot evict you without a court order to do so.
9.3 If we enter the Room pursuant to this clause, the Tenancy Period immediately ends.
9.4 On termination, no matter how it ends, our rights and remedies in respect of breaches of this Tenancy Agreement remain in force.
9.5 You warrant (confirm) that you are not listed in the Office for Foreign Assets Control Sanctions List (or equivalent) and you covenant not to become listed on the Office for Foreign Assets Control Sanctions List (or equivalent) and understand that the Landlord may terminate this Tenancy in accordance with clause 7.1 of this Tenancy Agreement if you are found to be listed on the
9.6 It is a condition of this Tenancy Agreement that if we have reasonable cause to believe that you have committed any act of fraud or other similar criminal activity you will be in breach of its terms and we may terminate the Agreement in accordance with clause 9.1.
9.7 You warrant (confirm) that you are a student at a higher education establishment in England and Wales and you covenant to continue to be a student at a higher education establishment in England and Wales and understand that the Landlord may terminate this Tenancy in accordance with clause 9.1 of this Tenancy Agreement if you are found not to be a student at a higher education establishment in England and we may apply for a Court Order for repossession Wales.
9.8 You agree to pay us all reasonable costs and expenses (including legal costs), incurred by us in or in reasonable consideration of proceedings to recover possession of the Room. If the Court Order is enforced, the Tenancy Agreement will end immediately but without prejudice to Room and/or outstanding Rent and/or any right other sum incurred as a result of action or remedy either you or we may have in respect of any previous breach of the other's not performing your obligations under the Tenancy Agreement.
11.3 If 9.9 It is agreed between you and us that if the Room, Flat Room and/or Property Building are destroyed, or are otherwise damaged so as to make the Room and/or Flat incapable of occupation, then we or you may end the Tenancy Agreement by giving the other one month's written notice.
11.4 If we agree to allow you to occupy the Room prior to the start of the Length of Stay it shall be as a licensee only, but otherwise in accordance with the terms of this Tenancy Agreement (but only to the extent that the terms are relevant to a licence agreement).

11.1.3 you or anyone else at your instigation have made any other false or misleading statement in the course of the booking of this Tenancy Agreement which has resulted in us granting it to you; and, if so, we may apply for a Court Order for repossession of the Room. If the Court Order is enforced, the Tenancy Agreement will end immediately but without prejudice to any other right of action or not); orremedy either you or we may have in respect of any breach of the other's obligations under the Tenancy Agreement.
11.1.3 11.2 It is also agreed that you will be in breach of this Tenancy Agreement, if at any point prior to the commencement of the Check In Date:
11.2.1 you are in breach of the usage guidelines in respect of our instant messaging service which facilitates tenants corresponding with flat mates prior to arrival (currently known as UChat); which usage guidelines are currently published on (1) the MyUnite app T&Cs and (2) the UChat community guidelines (both accessible at xxxxx://xxx.xxxxxxxxxxxxx.xxx/app-terms); or
11.1.4 11.2.2 you post material on social media platforms or elsewhere which we (acting reasonably) consider to be illegal, immoral, racist, posing a threat of violence or connected any act of terrorism (whether actual, fictional or proposed); or
11.1.5 11.2.3 you cease to be a student in full time education; you will be in breach and, if so, we may apply for a Court Order for repossession of this Tenancy Agreement and we shall be entitled (but not obliged) to terminate this Tenancy Agreement without any penalty on our part and with immediate effectthe Room. We shall inform you should we exercise our right to terminate If the Court Order is enforced, the Tenancy Agreement will end immediately but without prejudice to any other right of action or remedy either you or we may have in respect of any breach of the other's obligations under this clausethe Tenancy Agreement.

11.2.5 11.3.2 you are in breach of the usage guidelines in respect of our instant messaging service which facilitates tenants corresponding with flat mates prior to arrival (currently known as UChat) which usage guidelines are currently published on (1 the MyUnite app T&Cs and (2) the UChat community guidelines (both accessible at xxxxx://xxx.xxxxxxxxxxxxx.xxx/app-terms); or
11.2.6 11.3.3 you post material on social media platforms or elsewhere which we (acting reasonably) consider to be illegal, immoral, racist, posing a threat of violence or connected any act of terrorism (whether actual, fictional or proposed); or
11.2.7 11.3.4 you cease to be a student in full time education; or
11.2.8 11.3.5 you engage in any criminal or anti-social behaviorbehaviour; or
11.2.9 11.3.6 you are in breach of any of the grounds set out in other terms of the Housing Xxx 0000 Schedule 2 Tenancy Agreement, or there are any other circumstances whereby Grounds 7A, 8, 10-15 (inclusive), or 17 of Schedule 2 of Housing Xxx 0000 apply; then you will be in breach of this Tenancy Agreement and then, we may apply for a Court Order for repossession of the Room. If the Court Order is enforced, the Tenancy Agreement will end immediately but without prejudice to any other right of action or remedy either you or we may have in respect of any previous breach of the other's obligations under the Tenancy Agreement.
11.3 11.4 If the Room, Flat and/or Property are destroyed, or are otherwise damaged so as to make the Room and/or Flat incapable of occupation, then we or you may end the Tenancy Agreement by giving the other one month's written notice.
11.4 11.5 If we agree to allow you to occupy the Room prior to the start of the Length of Stay it shall be as a licensee only, but otherwise in accordance with the terms of this Tenancy Agreement (but only to the extent that the terms are relevant to a licence agreement).

AGREEMENTS AND DECLARATIONS. 11.1 It is agreed between you and us that if at any point prior to the commencement of the Length of StayTenancy Period:
11.1.1 you are in debt to any group company of the Unite Group PLC or its associated joint ventures; or
11.1.2 you have been notified in writing by any group company of the Unite Group PLC or its associated joint ventures that you are not permitted to stay with Unite Students (whether such notice predates completion of this Tenancy Agreement or not); or
11.1.3 you are in breach of the usage guidelines in respect of our instant messaging service which facilitates tenants corresponding with flat mates prior to arrival (currently known as UChat); which usage guidelines are currently published on (1) the MyUnite app T&Cs and (2) the UChat community guidelines (both accessible at xxxxx://xxx.xxxxxxxxxxxxx.xxx/app-terms); or
11.1.4 you post material on social media platforms or elsewhere which we (acting reasonably) consider to be illegal, immoral, racist, posing a threat of violence or connected any act of terrorism (whether actual, fictional or proposed)
11.1.5 you cease to be a student in full time education; you will be in breach of this Tenancy Agreement and we shall be entitled (but not obliged) to terminate this Tenancy Agreement without any penalty on our part and with immediate effect. We shall inform you should we exercise our right to terminate the Tenancy Agreement under this clause.
11.2 It is further agreed between you and us that from the start of the Length of Stay Tenancy Period if:
11.2.1 the whole or any part of the Rent is unpaid for one month after it becomes due (whether legally demanded or not); or
11.2.2 there has been a breach, non-performance or non-observance of your obligations under this Tenancy Agreement; or
11.2.3 you are in debt to any group company of the Unite Group PLC or its associated joint ventures arising from a previous tenancy agreement; or
11.2.4 you have been notified in writing by any group company of the Unite Group PLC or its associated joint ventures that you are not permitted to stay with Unite Students (whether such notice predates completion of this Tenancy Agreement or not); or
