Common use of Allowance Clause in Contracts

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (the “Allowance”) in the amount of $5.00 per rentable square foot of the Expansion Spaces to be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Work Letter. Notwithstanding any contrary provision of this Amendment, if Tenant fails to use the entire Allowance within one (1) year following the last Expansion Effective Date to occur under this Amendment, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (the “Allowance”) in the amount of $5.00 11.00 per rentable square foot of the Expansion Spaces Premises (subject to Section 1.5 of this Amendment) to be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Work Letter. Notwithstanding any contrary provision of this Amendment, if Tenant fails to use the entire Allowance within one six (16) year months following the last Expansion Effective Delivery Date to occur under this Amendment, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (for purposes of this Exhibit B-1, the “Allowance”) in the amount of $5.00 per rentable square foot of the Expansion Spaces 147,864.00 to be applied toward the Allowance Items (defined in Section 1.2 below)) applicable to the Premises, as defined above. Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Work Letter. Notwithstanding any contrary provision of this AmendmentAgreement, if Tenant fails to use the entire Allowance within one (1) year following the last Expansion Effective Date to occur under this Amendmentby November 30, 2020, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (the “"Allowance”") in the amount of $5.00 40.00 per rentable square foot of the Expansion Spaces to initial Premises. The Allowance may be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Work Letter. Notwithstanding any contrary provision of this AmendmentAgreement, if Tenant fails to use the entire Allowance within one (1) year following the last Expansion Effective Date to occur under this Amendmentby December 31, 2020, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (the “Allowance”) in the amount of $5.00 675,954.00 (i.e. $51.00 per rentable square foot of the Expansion Spaces Premises) to be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Work Letter. Notwithstanding any contrary provision of this AmendmentAgreement, if Tenant fails to use the entire Allowance within one (1) year following in connection with the last Expansion Effective Date to occur under this Amendmentperformance of the Tenant Improvement Work, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (the “Allowance”) in the amount of $5.00 115,045.00 (i.e., $7.00 per rentable square foot of the Expansion Spaces Premises) to be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Work Letter. Notwithstanding any contrary provision of this AmendmentAgreement, if Tenant fails to use the entire Allowance within one (1) year following the last Expansion Effective Date to occur under this Amendmentby February 28, 2016, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto; provided, however, that if no Default then exists, Landlord shall apply the unused Allowance against installments of Monthly Rent next coming due under this Lease.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (the “Allowance”) in the amount of [***] (i.e., $5.00 [***] per rentable square foot of the Expansion Spaces Premises) to be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Work Letter. Notwithstanding any contrary provision of this AmendmentWork Letter, if Tenant fails to use the entire Allowance (including any Excess Allowance, as defined below) within one (1) year following the last Expansion Effective Date to occur under this AmendmentCommencement Date, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (the “"Allowance”") in the amount of of$9,926.00 (i.e., $5.00 7.00 per rentable square foot of the Expansion Spaces Space) to be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Work Letter. Notwithstanding any contrary provision of this Amendment, if Tenant fails to use the entire Allowance within one (1) year following the last Expansion Effective Date to occur under this Amendmentby December 31, 2015, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (the “"Allowance”") in the amount of $5.00 25.00 per rentable square foot of each floor of the Expansion Spaces to Premises. The Allowance may be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Work Letter. Notwithstanding any contrary provision of this AmendmentAgreement, if Tenant fails to use the entire Allowance within one (1) year following the last Expansion Effective Date to occur under this Amendmentby December 31, 2020, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (the “Allowance”) in the amount of $5.00 90.00 per rentable square foot of the Expansion Spaces Premises ($1,069,830) to be applied toward the Allowance Items (defined in Section 1.2 below). Except as set forth herein, Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance ItemsItems (defined below), to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Work Letter. Notwithstanding any contrary provision of this AmendmentAgreement, if Tenant fails to use request the disbursement of the entire Allowance within one (1) 1 year following the last Expansion Effective Date to occur under this Amendment(as extended by Landlord Delay and Force Majeure), the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.
